Chimney surveys for Pingewood homes and businesses

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Chimney surveys for homes and businesses in Pingewood

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey shared and party-wall stacks, lead flashings and chimney breasts, and people most often book us about disused chimneys trapping moisture and cracked or missing flaunching.

Older buildings in small places like Pingewood may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

How the survey changes by roof type

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it’s often a small job.

How the survey works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it usually takes about one to two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Pingewood, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Questions from Pingewood

Can a landlord with a rental near Reading Green Park station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Will you come out to Pingewood?

Yes, Pingewood is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Is a chimney survey the same as a flue inspection?

No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

Which parts of the chimney do you look at?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Don’t use a ladder to reach the stack yourself
  • Have the flue swept and checked if you use the fire
  • Ask for ventilated caps on redundant stacks
  • Have brackets on the chimney checked

After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Pingewood homes and their roofs

Mapledurham House, about 4.7 miles north, is one of the historic houses in the wider area around Pingewood. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like The WREN School will know that large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around The Oracle may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Reading Green Park station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Why get it checked now?

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Finding the cause means the right work can be planned. Outbuildings and barns around Pingewood are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
