Chimney Survey in Southcote
A survey of chimney stacks, pots, flashings and flaunching around Southcote, with a written report you can act on. Weekday and weekend visits available.
- Mortar washing out of the joints
- Spalled or crumbling bricks
- Disused chimneys trapping moisture
When to book a survey in Southcote
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.
Problems we come across often include:
- Flaunching that has broken away
- Worn or missing pointing
- Redundant stacks capped without ventilation
- A chimney out of line
For site and facilities teams at buildings such as Manor Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- Whether VAT is added on top
- How long they’ve been surveying roofs
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether they hold professional indemnity and public liability insurance
Chimney survey in Southcote: what you get
Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We survey chimney pots and cowls, flaunching and lead flashings, and common reasons people get in touch are gaps where the stack meets the roof and flaunching that has broken away.
In a smaller place like Southcote, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Southcote
Do you cover smaller places like Southcote?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Does a conservation area affect roof work in Southcote?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Why is my chimney breast damp?
Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
How long does the survey take?
Expect it to take roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. The written report follows by email.
What this survey can’t tell you
It is a careful look at the chimney stack, not the whole story. Its limits include:
- Hidden damage within the stack
- Checks on boilers, fires or their flues
- Flue inspections or sweeping
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. What a survey covers and does not.
What we check
- Shared and party-wall stacks
- Brick chimney stacks
- Lead flashings
- Chimney pots and cowls
- Chimney breasts
- Flaunching
Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- Make sure fixings on the stack are secure
- Photograph damp patches with the date
- Make sure unused flues are capped with ventilation
- Never climb onto the roof to look at a chimney
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it is easy to follow.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
Southcote homes and their roofs
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Mapledurham House, about 3.1 miles north, is one of the historic houses in the wider area around Southcote. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you run a business near Broad Street Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Reading Green Park station, the gap between tenancies is a good time to have the roof looked at.

Prices for chimney surveys in Southcote
We confirm the price for the job before you book. This is what makes a difference:
- Any need for thermal images or a drone flight
- Whether it’s a home or a commercial building
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
Helping us price your survey
If you can, have these to hand when you contact us:
- Access details, such as a loft hatch or a shared roof
- When you need the report by
- Where the property is, with the postcode
- The reason for the survey, such as buying, a leak or storm damage
To arrange a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.
Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
The survey, step by step
The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Being in a smaller place like Southcote doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
How to prepare
- Make a note of anything you’d like us to look at
- Unlock side gates and any roof access doors
- Mention any parking restrictions on your street
