Chimney survey in Polstead: what you get
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We survey chimney pots and cowls, brick chimney stacks and lead flashings, and people most often book us about a chimney out of line and damaged chimney pots and cowls.
Some older homes in villages like Polstead are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Older rural homes like those around Polstead can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can be seen safely.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a photo-illustrated written report and our recommendations.
Before the survey

What happens if roof problems are left?
Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Around Polstead, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Roofs, chimneys and gutters in Polstead
Older buildings in Essex often have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
Whatever the street in Polstead, a roof costs least to look after when faults are caught early. The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Polstead is in Essex. Polstead gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Essex coverage includes Polstead. We also survey roofs in Chelmsford.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- Whether the flue is safe to use
- A structural engineer’s assessment
- Whether a gas appliance or its flue is safe
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.

Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Make sure fixings on the stack are secure
- Photograph damp patches with the date
- Check unused flues are capped with ventilation
- Check with the council before altering a stack in a conservation area or on a listed building
You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it is easy to follow.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.
Polstead: your questions answered
Do you cover smaller places like Polstead?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you cover Polstead?
We do. The survey and report are the same in Polstead as anywhere else, and visits run on weekdays and weekends.
My chimney looks like it’s leaning. What should I do?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Do you inspect the flue?
No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
Do you climb onto every roof?
Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
