Chimney surveys in Polstead Heath

Chimney surveys for homes and businesses in Polstead Heath

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We are often asked to look into cracked or missing flaunching and eroded joints in the brickwork, across lead flashings, flaunching and chimney pots and cowls.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We keep jargon out of it: if work is needed, the report says so clearly.

What we do, step by step

We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. Older rural homes like those around Polstead Heath can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a report with photographs and our recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Find any records of previous roof work
  • Point out any leaks or damp patches

Your questions about chimney surveys in Polstead Heath

How do I find out if my home in Polstead Heath is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Polstead Heath?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you find out why my chimney breast is damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.

Our stack is shared. Can you still survey it?

Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

Does the weather affect the survey?

Light rain does not usually stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Is a leaning chimney dangerous?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Honest limits

It’s a careful look at the chimney stack, not the whole story. The main limits are:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • Checks on boilers, fires or their flues
  • A structural engineer’s assessment

Why act early in Polstead Heath

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. In a small place like Polstead Heath, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
