FAQs for Ramsden Heath

Is Ramsden Heath within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I let a flat near Billericay station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or email us with the address and a few details, including who will give access on the day.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

My chimney looks like it is leaning. What should I do?

Don’t ignore it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can confirm whether it is stable.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

How can you see the top of the stack?

We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there is access. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.

How a chimney survey works in Ramsden Heath

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. If you’re worried about eroded joints in the brickwork and flaunching that has broken away, a survey will tell you what’s going on, on brick chimney stacks, flaunching and lead flashings alike.

Somewhere as small as Ramsden Heath, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. It is useful straight away, and a good reference for later.

What happens on the day

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours for most homes, a little longer where there are several stacks. Around Ramsden Heath, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

What a chimney survey looks like in Ramsden Heath

The wider area around Ramsden Heath has a long history of building, with Ingatestone Hall about 3.9 miles north-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Billericay station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your house is among the older ones in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Mayflower High School, a written record of a large roof helps plan work for the holidays rather than in term time.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Useful tips for Ramsden Heath property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Ask for ventilated caps on redundant stacks
  • Never climb onto the roof to look at a chimney
  • Use the report as a baseline for future checks
  • Photograph damp patches with the date

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect, so it is easy to follow.

Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.

What this survey can’t tell you

A survey is a close look at the chimney stack, but it cannot do everything. The main limits are:

  • Areas we cannot view from safe positions
  • Gas safety checks, which need a Gas Safe registered engineer
  • Whether a stack needs rebuilding on structural grounds

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

What we check

  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Height and safe access
  • Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office

Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Booking your survey

You do not need to know any roofing terms. It is enough to tell us:

  • Your postcode, so we can check access and travel
  • What made you get in touch
  • What kind of property and roof it is
  • Dates you are working to, like exchange

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or drop us an email.

Why get it checked now?

Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. Where a roof is exposed, as many are in small places like Ramsden Heath, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.
