Chimney survey in Sellindge, Kent
A survey of chimney stacks, pots, flashings and flaunching for Sellindge, from an experienced roof surveyor. You get a clear written report with photos.
- Spalled or crumbling bricks
- Lifted or split lead flashings
- Unused flues sealed without airflow
What happens if roof problems are left?
A small amount of repointing or new flaunching is usually a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. For an older or listed building in a place like Sellindge, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Every price we give includes VAT. Chimney survey starts from £150, including VAT. We confirm the price for the job before booking.

About our chimney survey in Sellindge
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. We survey shared and party-wall stacks, brick chimney stacks and chimney pots and cowls, and common reasons people get in touch are loose, cracked or missing pots and a stack that appears to lean.
In a village or hamlet like Sellindge, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Questions from Sellindge
Will you come out to Sellindge?
We do. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Sellindge?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you need to go on the roof to check the chimney?
We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.
Do you climb onto every roof?
Only when it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
What happens next?
You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Can you find out why my chimney breast is damp?
Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.
What we look for on each type of roof
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.
Flaunching
The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.
Common roof problems in Sellindge
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.
Here are some of the things we see often:
- Lifted or split lead flashings
- Damaged chimney pots and cowls
- Staining on walls around the chimney
- Eroded joints in the brickwork
If you let a flat or house near Westenhanger station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. Older rural homes like those around Sellindge can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photos and recommendations, is emailed to you.
How to prepare
- Have any paperwork from past roof work to hand
- If you are buying, check with the agent that we can get in

What a chimney survey looks like in Sellindge
Sellindge is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.
For site and facilities teams at buildings like Sellindge Primary School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Sellindge is about 4 miles north-west of Hythe, in Kent. Sellindge gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Sellindge is one of the places in Kent where we work for chimney surveys. For surveys nearby, see our Canterbury page.

Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Book a sweep for flues that are in use
- Leave close inspection to people with safe access
- Keep the report to compare against at the next survey
- Look at the chimneys with binoculars after a storm
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.
Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
