About our chimney survey in Stockland Green

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it’s safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey chimney pots and cowls, lead flashings and chimney breasts, and the problems we are asked to look at most are gaps where the stack meets the roof and worn or missing pointing.

In a small place like Stockland Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Honest limits

Before booking, it’s worth knowing what a survey won’t do:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden sides of a shared stack
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What we look at

  • Flaunching
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts
  • Lead flashings

Different roofs, different checks

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photographs.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Stockland Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • For flats, check roof access has been agreed
  • If you’re buying, let the agent know when we’re coming
  • Have any questions written down, so nothing gets missed

Related advice

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

How we price chimney surveys

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You’ll know the price for your survey before booking.

Getting in touch

Stockland Green homes and their roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Penshurst Place, about 2.5 miles north-west, is one of the historic houses in the wider area around Stockland Green. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Take a building like Speldhurst Church of England Voluntary Aided Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places like Royal Victoria Place, a roof report helps plan work around trading rather than after a leak. If you live in an older home near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

How can you see the top of the stack?
