About our drone roof survey in Bedmond
Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we can’t fly, we use other safe vantage points instead and explain why. Prison sites also have drone restriction zones. We survey fragile roofs, large and complex roofs and tall and steep roofs, and the problems we are asked to look at most are worn lead at chimneys and walls and cracked slates and tiles out of sight from below.
Older buildings in small places like Bedmond may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Airspace, weather and Bedmond roofs
Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Before any flight, we check the Drone Safety Map for airspace restrictions.
For businesses in and around places such as Village Arcade St Albans, a commercial roof can be photographed from above without anyone walking on it. With High Elms Manor about 1.5 miles south-east, the area around Bedmond has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera does not touch the roof itself.
Bedmond is about 3 miles south-east of Hemel Hempstead, in Hertfordshire. Houses, flats, blocks and commercial buildings in Bedmond can all book drone roof surveys, with a written report and photographs every time. We cover towns and villages across Hertfordshire, large and small. You can also see our page for London.

What this survey cannot tell you
Before you book, it’s worth knowing what a survey won’t do:
- Photos in conditions too poor to fly
- Structural calculations (that’s a structural engineer’s job)
- Flights in a restricted zone without permission
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
Roof types and parts we check
- Tall and steep roofs
- Chimney stacks
- Valleys and parapet gutters
- Large and complex roofs
- Fragile roofs
- Flat roofs on upper floors
Different roofs, different checks
Ridges and hips
Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.
Flat roofs on tall buildings
Outlets, edges and roof plant are common problem areas. They’re all captured in close-up.
What we do, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Somewhere like Bedmond needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You give us the address so we can check the airspace.
- If permission is needed, we ask for it ahead of the visit.
- Before the flight, we check the conditions and the take-off spot.
- The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
- You receive a written report with photos and recommendations.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- Note where any stains or damp appear
- Keep pets out of the way during the survey
Booking a survey

Common questions in Bedmond
Will you come out to Bedmond?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Bedmond is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What insurance do you have?
We hold professional indemnity and public liability insurance.
How long will you be at the property?
The visit normally takes between one and two hours for a house, with bigger or more complicated roofs taking longer. We’ll give you an idea of timing when booking.
Does your drone take thermal images?
Our drone survey is about close-up photos. If you need thermal imaging, it is part of the Premium Survey, as a separate check.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Can you fly a drone in central London?
Some areas need permission from NATS before any flight. If permission isn’t possible, we inspect by other means and explain what we could see.
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- How big the roof is
- House, block, shop or office
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, like extensions, dormers and garages
All our prices include VAT. Prices start from £400, including VAT. We confirm the price for your survey before booking.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to tell us:
- Whether there is a loft hatch, a shared roof or tricky access
- Any photos you have, taken from the ground or a window
- What made you get in touch
- Dates you’re working to, such as exchange
Booking is simple: just call 07833 053749 or email us and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.
For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
Freeholders and residents’ companies use a roof report to plan and budget.

Signs you need a drone roof survey in Bedmond
From the pavement, most of a tall roof is out of sight. You can’t see the back slope, the valleys or the chimney tops. Faults there can go unnoticed for years.
Problems we come across often include:
- Cracked flaunching or loose chimney pots
- Vegetation in valleys and gutters
- Worn lead at chimneys and walls
- Outlets choked with leaves and silt
Anyone responsible for a site like Bedmond Academy will know that thermal images can show where wet insulation sits under a big flat roof.
Choosing a roof surveyor
- What the report includes, and whether it has photos
- Their track record with similar roofs
- How soon the report will arrive
- Whether VAT is in the quoted price
