Your questions about drone roof surveys in Bulbourne
Does a conservation area affect roof work in Bulbourne?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is Bulbourne within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
How much does a drone roof survey cost in Bulbourne?
Prices start from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
How long does a drone roof survey take?
On site, it usually takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. Time for the pre-flight checks is included.
Does the weather affect a drone survey?
Safety comes first, so the weather decides. Strong wind and heavy rain both rule out flying. We will talk through the options if the day turns bad.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Drone roof survey in Bulbourne: what you get
Drones need reasonable weather. We don’t fly in high wind or heavy rain, because control and safety come first. If the day turns out unsuitable, we will talk about another date. We check the forecast ahead of the visit and again on site. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. We’re often asked to look into moss building up on slopes and in gutters and storm damage on steep or tall roofs, across fragile roofs, chimney stacks and large and complex roofs.
Somewhere as small as Bulbourne, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

- Roofs and gardens beyond the one we’re surveying
- Flights in strong wind or heavy rain
- What’s under the slates, tiles or felt

Why it’s worth a survey now in Bulbourne
A drone survey disturbs nothing on the roof. Nothing is cracked or dislodged by footsteps, so the survey does not create new problems. For older village homes like those around Bulbourne, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take about one to two hours at a house, including the airspace and weather checks before take-off. Older roofs in small places like Bulbourne can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First, we check whether a drone is the right tool.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- Aerial photos are taken of your roof only, not the neighbours’.
- Where there is safe access, we check the loft as well.
- Everything is written up, with the aerial photos and our advice.
How to prepare
- Find any records of previous roof work
- Show us where any leaks or stains appear
- Tell us where we can park nearby

Related advice
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Different roofs, different checks
Steep slate and tile slopes
Steep roofs are risky to walk on. From the air, every course of slates or tiles can be seen, showing slipped, cracked and missing pieces.
Flat roofs on tall buildings
Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.
Do you need a drone roof survey in Bulbourne?
Chimney tops take the worst of the weather. From ground level, you rarely see cracked flaunching or loose pots. A drone gets close enough to see them in detail.
Things that often lead to a survey include:
- Cracked mortar along the ridge
- Flashings that have come away
- Wind damage high on the roof
- Blistered or cracked flat roof coverings
Anyone responsible for a site like Grove Road Primary School will know that a view from above covers a wide roof far faster than walking it.
Before you book anyone
- What’s outside the scope of the survey
- Will they check the loft as well as the outside?
- Their drone registration, if they fly one

What a drone roof survey looks like in Bulbourne
Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. With Cholesbury Manor House about 4.1 miles south, Bulbourne sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If your home is one of the older ones in the streets near St Mary's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
