Drone roof surveys for homes and businesses in Cane End

A drone shows the outside of a roof very well, but it cannot see inside. We check the loft from inside where it is safe, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. Where the loft cannot be reached safely, we note it. We’re often asked to look into blocked valleys and parapet gutters and slates or tiles shifted by high winds, on flat roofs on upper floors, fragile roofs and tall and steep roofs.

Older buildings in small places like Cane End may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about one to two hours at a typical home, or half a day or so for a commercial building. Somewhere like Cane End needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Before we arrive

  • Keep pets in another room
  • If you’re buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared

What a drone roof survey looks like in Cane End

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

The streets around a church like Church of St John the Baptist are often among the oldest in a place, and if your home is one of the older ones nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Mapledurham House, about 1.9 miles south, is one of the historic houses in the wider area around Cane End. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Cane End is about 3 miles north-west of Caversham, in Reading. We provide drone roof surveys for homes and businesses in Cane End and nearby. Across Reading, we cover Cane End and the places around it.

Cane End questions

Can you fly a drone over a roof in Cane End?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is my home in Cane End listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Anything inside the loft or under the coverings
  • Flying in a flight restriction zone without the airport’s permission
  • Roofs and gardens beyond the one we’re surveying

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

What we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Large and complex roofs
  • Tall and steep roofs
  • Fragile roofs

Roof by roof

Flat roofs on tall buildings

Felt frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

Chimney stacks

The drone shows the outside of the stack, not a flue, gas or sweep inspection. We’ll say if a specialist is needed.

Common roof problems in Cane End

Big commercial and industrial roofs cover a lot of ground. A drone can photograph a large roof methodically, showing patterns of wear that are hard to spot up close. That gives a clearer picture of the roof as a whole.

These are some of the problems a survey can pick up:

  • Damage after a storm that can’t be seen from below
  • Outlets choked with leaves and silt
  • Moss and weeds taking hold up top
  • Chimney tops in poor condition

Take a building like Kidmore End Church of England Primary School: a drone or thermal camera can show a large roof in a single visit.

Before you book any roof surveyor

  • Is VAT included in the price?
  • Which limits apply to the survey
  • Their track record with similar roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
