Roof leak investigations for Cane End homes and businesses

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Leave roof access to professionals
  • Keep water away from lights and sockets
  • Put a bucket under the drip and move valuables
  • Check whether pipes or tanks run near the stain

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

How a roof leak investigation works in Cane End

Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it’s needed. If you’ve noticed damp walls below an overflowing gutter and ceiling stains that grow after rain, we can find out what’s behind it, whatever the roof.

Being in a small place like Cane End makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Questions from Cane End

Does a conservation area affect roof work in Cane End?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Cane End?

Yes. We survey roofs across London and South East England, and Cane End is part of that. You can ring 07833 053749 or use the contact form with the address and some details.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

What’s in the report?

A photo-illustrated written report, explaining the condition of the leaking roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What we cannot see

It helps to know what a survey won’t do before you book:

  • A promise to find every leak on a single visit
  • What’s under the covering or behind the plaster
  • A structural engineer’s report

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before booking. What a survey covers and doesn’t.

Roofs we survey in Cane End

  • Flat roof details
  • Rooflights and dormers
  • The roof space
  • Lead flashings
  • Valleys and parapet gutters
  • Chimney stacks
  • Slate and tile slopes

Do you need a roof leak investigation in Cane End?

Flat roofs fail with age and wear. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Look out for signs like these:

  • Water through the ceiling under a flat roof
  • Staining around the chimney inside
  • Damp walls below an overflowing gutter
  • Condensation that looks like a leak

Take a building like Kidmore End Church of England Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

Choosing a roof surveyor

  • Is VAT included in the price?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • When you will get the report
  • What exactly goes into their report

What’s in a roof survey

Roof leak investigations in Cane End: local notes

Historic houses like Mapledurham House, about 1.9 miles south, show how far back building in the area around Cane End goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from.

The streets around a church such as Church of St John the Baptist are often among the oldest in a place, and if you own one of the older houses nearby, lead flashings, valleys and old chimneys are typical places for water to get in. For landlords with property near Tilehurst station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

How it works

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we are there. Older rural homes like those around Cane End can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Unlock side gates and any roof access doors
  • Leave a clear route to the loft
  • If you are buying, check with the agent that we can get in

Advice

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What affects the price in Cane End

When we price a survey, we consider:

  • How big the roof is
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • The property’s address and postcode
  • Any photos you have, taken from ground level or a window
  • The style of property, from a terrace to a block
  • What’s prompted the survey

Once you know what you need, ring 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.
