Drone roof surveys near Chapel Row

Roof by roof

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position.

How a drone roof survey works in Chapel Row

The weather decides whether a drone can fly. We do not fly in strong wind or heavy rain, because the drone has to stay safely under control. If the day turns out unsuitable, we’ll talk about another date. We check the forecast before the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. Common reasons to book are tired mortar and pots at the top of a stack and cracked slates and tiles out of sight from below, across flat roofs on upper floors, chimney stacks and fragile roofs.

Somewhere as small as Chapel Row, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Clear a spot on the drive or lawn
  • Expect a little longer if permission is needed
  • Tell next door if the drone will be near their property
  • Share the postcode so we can check for restrictions

The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is, so their quotes cover the same ground.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation. Check insulation doesn’t block the airflow.

Common questions in Chapel Row

Can you fly a drone over a roof in Chapel Row?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Will you come out to Chapel Row?

Yes. Chapel Row is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How long does the survey take?

Expect it to take between one and two hours at a house, including the airspace and weather checks before take-off. You’ll then get the report by email, on the timescale of your package.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you walk on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

What happens on the day

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a small place like Chapel Row, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You give us the address and tell us about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Before we arrive

  • Check pets are kept safely away
  • Leave a clear route to the loft
  • Note where any stains or damp appear

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

What we are asked to look at in Chapel Row

Hidden gutters and valleys are easy to overlook. Leaves, silt and plant growth build up unseen, until it causes a leak inside. From above, they’re easy to see.

Common reasons to book include:

  • Worn lead at chimneys and walls
  • Flat roofs on upper floors that hold water
  • Cracked mortar along the ridge
  • Debris building up in hidden gutters

Anyone responsible for a site like Herstmonceux Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Questions to ask before booking

  • Are they insured for the work?
  • Whether the loft is part of the inspection
  • Whether you get a written report with photos
  • Whether the price includes VAT

What’s in a roof survey

What affects the price in Chapel Row

Prices always include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Drone roof survey starts from £400, including VAT.

What to tell us when you get in touch

To price your survey accurately, we will ask about:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors

Booking is simple: just call 07833 053749 or use the contact form, let us know about the property and we’ll suggest the right survey. We confirm the price before anything is booked.

Flying and imaging in Chapel Row

Chapel Row lies within about 5 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Horselunges Manor lies about 3.4 miles west, so building around Chapel Row goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.
