Drone roof survey in Debden Green: what you get

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or isn’t safe, like old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we will say so. We survey chimney stacks, large and complex roofs and tall and steep roofs, and common reasons people get in touch are vegetation in valleys and gutters and wind damage high on the roof.

Some older homes in villages like Debden Green are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Let neighbours know about the flight if your roof is shared
  • Expect us to rearrange if it is too windy or wet
  • Clear the loft hatch so we can check inside too
  • Clear a spot on the drive or lawn

You get an in-person consultation with the Premium Survey to talk through the photographs and findings. It is a chance to ask about anything in the report.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Anything inside the loft or under the coverings
  • Whether the roof structure meets design loads
  • A flight where airspace permission is refused

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

What this survey covers

  • Chimney stacks
  • Tall and steep roofs
  • Fragile roofs
  • Valleys and parapet gutters
  • Large and complex roofs
  • Flat roofs on upper floors

What we look for on each type of roof

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. It’s almost impossible to see from the ground, but it is plain to see from the air.

Chimney stacks

The top of a stack is usually out of view. A drone gets close to the pots, flaunching, pointing and flashings.

Flying and imaging in Debden Green

Historic houses like Horham Hall, about 1.6 miles south, show how far back building in the area around Debden Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Why get it checked now?

Leaving a high roof unchecked means relying on what you can see from below. Close-up photos show what’s really there. It is far easier to plan work when you can see the problem. Where a roof is exposed, as many are in small places like Debden Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Questions from Debden Green

Can you fly a drone over a roof in Debden Green?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Does a conservation area affect roof work in Debden Green?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there. Rural addresses near Debden Green can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the loft space where it’s safe.
  5. Everything is written up, with the aerial photos and our advice.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Let us know about parking near the property
  • Gather any invoices or paperwork from past roof work
