Drone roof survey in Lower Dicker: what you get

Before any flight, we check the airspace. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and tell you. Prison sites also have drone restriction zones. If you’re worried about coverings that have slipped high up on the roof and cracked mortar along the ridge, we can find out what’s behind it, whatever the roof.

Somewhere as small as Lower Dicker, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are looked at before the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we cannot see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Flying in a flight restriction zone without the airport’s permission
  • Close-up photos of next door’s property
  • Structural calculations (that’s a structural engineer’s job)

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs on upper floors
  • Large and complex roofs
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Fragile roofs
  • Chimney stacks

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older roofs in small places like Lower Dicker can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photos and our recommendations.

Before the survey

  • Have any paperwork from past roof work to hand
  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch

Landlord and commercial surveys in Lower Dicker

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

We survey roofs for letting agents and landlords as well as homeowners. A written report with photographs gives you a clear record of the roof.

What happens if roof problems are left?

Faults on high roofs tend to be found late. By then, timbers, ceilings and insulation may be wet. Looking from above picks up the early signs. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Common questions in Lower Dicker

Is my home in Lower Dicker listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Lower Dicker?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Will you go up on the roof?

Only where it’s safe to do so. We inspect what can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.

Can you fly a drone in central London?

Central London has restricted areas where NATS permission is needed. If permission isn’t possible, we inspect by other means and explain what we could see.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

How the survey changes by roof type

Large commercial roofs

Large commercial roofs cover a lot of ground. A drone photographs the whole surface methodically.

Chimney stacks

The drone shows the outside of the stack, not a flue, gas or sweep inspection. If the flue needs a specialist, we will tell you.

Do you need a drone roof survey in Lower Dicker?

Not every roof can take a person’s weight. Old slates and clay tiles crack underfoot, and some sheet roofs are fragile. A drone lets us see them closely without touching them.

People usually book a survey after spotting something like this:

  • Debris building up in hidden gutters
  • Standing water on a flat roof
  • Slates or tiles shifted by high winds
  • Cracked mortar along the ridge

If you live in an older home near Zoar Strict Baptist Chapel, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Questions to ask before booking

  • Is VAT included in the price?
  • Will they check the loft as well as the outside?
  • Are they insured for the work?
  • How they plan to inspect the roof safely

Horselunges Manor, about 1.2 miles east, is one of the historic houses in the wider area around Lower Dicker. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Before any flight, we check the Drone Safety Map for airspace restrictions.
