Drone roof survey in Norcott Hill: what you get
We fly a sub-250g drone, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. We never fly where it is not safe. If you’re worried about coverings that have slipped high up on the roof and plant growth and moss on the roof, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Norcott Hill, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a survey costs
Several things affect the price of a survey:
- The package you choose: Basic, Standard or Premium
- The number of roofs, including extensions and garages
- Whether it is a home or a commercial building
- The height of the building and how the roof can safely be seen
All our prices include VAT. Prices start from £400, including VAT. We confirm the exact price before booking.
Helping us price your survey
There is no need for technical words. It’s enough to tell us:
- The kind of building and roof involved
- Access details, such as a loft hatch or a shared roof
- Any photos you have, taken from the ground or a window
- What made you get in touch
We survey roofs on any day of the week. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
DIY checks: what’s safe
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Norcott Hill questions
Will you come out to Norcott Hill?
Yes. Norcott Hill is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Norcott Hill is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does the drone show the underside of the roof?
No. The drone photographs the outer surfaces, but it cannot see under the coverings. We look in the loft from inside where it’s safe.
How long does a drone roof survey take?
Allow an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. We will confirm what to expect when we arrange the visit.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you fly a drone in central London?
In some places, only with permission. Hyde Park, the City of London and the Isle of Dogs have restricted areas that need NATS permission. We check each address first, and fall back on other viewpoints if we can’t fly.
Will you go up on the roof?
Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.
Airspace, weather and Norcott Hill roofs
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Cholesbury Manor House, about 3.1 miles south-west, is one of the historic houses in the wider area around Norcott Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
For an older house near a landmark such as Church of Saint Mary, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Why get it checked now?
Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Finding them now means less to put right. In a place like Norcott Hill, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

When to book a survey in Norcott Hill
Many roofs are never seen properly from ground level. You can’t see the back slope, the valleys or the chimney tops. Problems in those places often go unseen until they leak.
People typically book a survey when they’ve noticed one of these:
- Vegetation in valleys and gutters
- Storm damage on steep or tall roofs
- Ridge pieces that have lifted
- Cracked flaunching or loose chimney pots
Anyone responsible for a site like St Mary's CofE Primary School will know that a view from above covers a wide roof far faster than walking it.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Cottages and farmhouses around Norcott Hill often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start with the address and what you’d like checked.
- We check the airspace and seek any permission needed.
- On the day, we check the wind, weather and site before flying.
- The drone photographs the roof closely, kept in sight throughout.
- The findings, photos and recommendations reach you by email.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- If you’re buying, let the agent know when we’re coming
- Dig out any old roof reports or invoices

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Move stored items away from the hatch
- Keep dogs indoors during the visit
- Allow for a change of day in poor weather
- Let us know what you want to see
Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year, and whether work has done its job.
After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.
