Electronic leak detection in Barcombe: what you get

Some flat roofs can’t be tested electronically. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. If your roof is not suitable, we’ll tell you at the start. Any details you have about the membrane and build-up help us decide, like drawings or specifications. It avoids arranging a test that can’t give results. We survey roof terraces and balconies, commercial flat roofs and liquid-applied waterproofing, and common reasons people get in touch are leaks at pipes, outlets or fixings and failed seams and laps.

Flat roofs on exposed homes in small places like Barcombe take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Honest limits

In fairness, there are limits to any roof survey:

  • Water entering through details rather than the membrane
  • Build-ups without a suitable layer below
  • Fixing the holes we find

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What a survey covers and doesn’t.

What this survey covers

  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Commercial flat roofs

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Flat and commercial roofs around Barcombe

With Glyndebourne about 3.2 miles south-east, Barcombe sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

The streets around a church such as The Parish Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. Take a building like Barcombe Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Barcombe is about 3 miles north of Lewes, in East Sussex. Whether the building in Barcombe is a house, a flat or a commercial unit, the roof can be surveyed. Barcombe is one of the places in East Sussex we cover for electronic leak detection. We also survey roofs in Brighton.

We also work in nearby towns like Eastbourne (15 miles south-east), Seaford (10 miles south), Lewes (3 miles south), Hailsham (11 miles east), Crowborough (11 miles north-east) and Uckfield (5 miles north-east).

Common roof problems in Barcombe

Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.

Look out for signs like these:

  • Damp inside with no sign on the roof
  • Breaches around outlets and penetrations
  • Leaks that return after repairs
  • Leaking laps in the waterproofing

If you let a flat or house near Cooksbridge station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What a good roof survey covers

Barcombe: your questions answered

Will you come out to Barcombe?

Yes, Barcombe is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you cover Barcombe?

We do. The survey and report are the same in Barcombe as anywhere else.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Which method do you use?

We choose the method that suits the roof. We will explain why when we quote.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How does ELD work?

It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached so we can pinpoint it.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What we look for on each type of roof

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

EPDM rubber roofs

Whether an EPDM roof can be tested depends on the membrane and build-up. We check before we quote.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. In a small place like Barcombe, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

Before the survey

  • Leave a clear route to the loft
  • Let us know where we can park nearby
  • Have any paperwork from past roof work to hand
