Electronic leak detection in Beare Green: what you get

Our ELD testing covers flat roofs in Beare Green and the rest of London and South East England. Testing usually takes as long as needed for the size of the roof and how it’s built, and we’ll give you a guide when quoting. Electronic leak detection is quoted for your roof, because the method depends on the roof. You get a photo-illustrated written report. We survey green roofs, roof terraces and balconies and single-ply roofs, and people most often book us about failed seams and laps and new membranes needing a check before handover.

Somewhere as small as Beare Green, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report records the flat roof membrane as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

How the survey changes by roof type

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Seams and penetrations are typical breach points.

Green and ballasted roofs

Parts of the covering may have to come up. We discuss this before quoting.

Electronic leak detection around Beare Green

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For site and facilities teams at buildings such as The Weald CofE Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Holmwood station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If your home is one of the older ones in the streets near Church of St Mary Magdalene, the flat roofs on later extensions tend to wear out long before the main roof.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How many separate roofs there are, like extensions, dormers and garages
  • The use of thermal imaging or a drone
  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Booking your survey

There’s no need for technical words. It is enough to let us know:

  • Photos of the roof, taken safely from the ground or a window
  • The address and postcode of the property
  • Dates you’re working to, such as exchange
  • The type of building and roof, like pitched or flat

Getting a price is simple: just call 07833 053749 or use the contact form, let us know about the property and we will recommend the right survey. We confirm the price before anything is booked.

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Fixing the holes we find
  • Sections we can’t safely access
  • Leaks from plumbing or windows

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

What we look at

  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Green roofs
  • Commercial flat roofs
  • Single-ply roofs

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes a time that depends on the membrane area and the build-up, which we’ll explain when we quote. Older roofs in small places like Beare Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photos shows where each breach is.

Before we arrive

  • Check the loft hatch can be reached
  • For flats, check roof access has been agreed
  • If you are buying, check with the agent that we can get in

Getting a price

We confirm the price for your survey before booking, so you know the cost up front. Electronic leak detection is quoted for your roof, because the method depends on the roof. To book, phone 07833 053749 or drop us an email.

FAQs for Beare Green

Is my home in Beare Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Beare Green within the area you cover?

Yes, Beare Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when booking and we’ll explain what’s needed.

How much time does ELD need?

Testing normally takes as long as needed for the roof’s area and construction, which we set out in the quote.

Does ELD include fixing the breach?

No. We test the membrane and report. The report shows where each breach is so your roofer can fix them.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

How is ELD priced?

Electronic leak detection is quoted for your roof, because the method depends on the roof. The price depends on the roof’s size and build-up. To get a quote, call 07833 053749 or drop us an email.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Test new membranes before covering them
  • Make sure trades protect the waterproofing
  • Keep foot traffic on flat roofs to a minimum
  • Find the breach before more patching

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Check contractors protect the waterproofing when fitting equipment. Check the roof after they’ve finished.
