What happens if roof problems are left?

Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. Around Broad Green, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Electronic leak detection in Broad Green: what you get

Some flat roofs can’t be tested electronically. Some membranes conduct electricity themselves and some roofs do not have a suitable layer beneath the membrane. We will say if ELD will not work on your roof before any testing. Any details you have about the membrane and build-up help us decide, including drawings, specifications or the roofer’s paperwork. It saves a wasted visit. We survey flat roof membranes, single-ply roofs and liquid-applied waterproofing, and the problems we are asked to look at most are patched roofs that still leak and waterproofing to test before it’s covered.

Flat roofs on exposed homes in small places like Broad Green take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

When you need someone else

Before booking, it is worth knowing what a survey will not do:

  • Carrying out the repair work
  • Leaks from walls, copings or rooflights
  • Areas we can’t reach or that cannot be tested

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

Roofs we survey in Broad Green

  • Flat roof membranes
  • Single-ply roofs
  • Green roofs
  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Roof terraces and balconies

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Test new membranes before covering them
  • Keep foot traffic on flat roofs to a minimum
  • Let us know about the membrane and build-up if you know it
  • Ask contractors to protect the membrane

Once repairs are made, the roof can be tested again if you want to check them, where the roof still suits the method.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.

What we look for on each type of roof

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

EPDM rubber roofs

EPDM rubber roofs frequently last 30–50 years, but can still be punctured.

Electronic leak detection in Broad Green: local notes

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 4.6 miles south-east lies Layer Marney Tower, a reminder of how long the area around Broad Green has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Marks Tey station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Honywood Community Science School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Church of St James: the joins between later flat roofs and the old walls are where problems normally start.

FAQs for Broad Green

Is Broad Green within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is Broad Green in the area you cover?

Yes. We work right across London and South East England, and Broad Green is part of that. Just ring 07833 053749 or use the contact form and let us know about the property.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will you repair the leak?

No. ELD is testing only. The report shows where each breach is for your roofer to repair.

Is my roof suitable for ELD?

That depends on the roof’s membrane and layers. Share any details you have and we’ll check whether ELD will work.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes a time that depends on the membrane area and the build-up, which we’ll explain when we quote. Somewhere like Broad Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Before the survey

  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
