Electronic leak detection around Little Tey

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Little Tey has a long history of building, with Layer Marney Tower about 4.4 miles south-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Marks Tey station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Church of St James: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For site and facilities teams at buildings such as Honywood Community Science School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

About our electronic leak detection in Little Tey

Some flat roofs can’t be tested electronically. Certain membranes conduct electricity and some roofs don’t have a suitable layer beneath the membrane. If your roof isn’t suitable, we’ll tell you at the start. Any details you have about the membrane and build-up help us decide, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that can’t give results. Typical surveys look at new membranes needing a check before handover and leaks through a covered membrane, across liquid-applied waterproofing, flat roof membranes and commercial flat roofs.

Older buildings in small places like Little Tey may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

The survey, step by step

The aim of the visit is simple: to look at the flat roof membrane as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Older roofs in small places like Little Tey can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Get leaks traced quickly
  • Test new membranes before covering them
  • Note where leaks show inside and when
  • Do not keep patching the same spot

Where the evidence points to walls, copings or rooflights, we’ll note it, with a suggestion of what to check next.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

Your questions about electronic leak detection in Little Tey

Do you cover Little Tey?

Yes. We work right across London and the South East, and Little Tey is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

How do I find out if my home in Little Tey is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How much time does ELD need?

The roof’s size and build-up decide how long it takes. You’ll know roughly how long before we start.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How do you choose the testing method?

We choose the method that suits the roof. We’ll explain why when we quote.

Roof by roof

Single-ply membranes

Many offices and units have single-ply roofs. Laps and fixings are where holes often appear.

Bituminous membranes

Bituminous felt and modified bitumen membranes are common. Whether ELD suits them depends on the build-up.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Leaks from plumbing or windows
  • Roofs whose membrane or build-up isn’t suitable
  • Fixing the holes we find

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Roof terraces and balconies
  • Single-ply roofs
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Green roofs
  • Commercial flat roofs

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

For landlords and managing agents

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Any of our surveys can be booked by landlords, agents and building managers in Little Tey. To discuss a property or a block, phone 07833 053749 or use the contact form.
