About our flat roof survey in Little Tey

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey upstands and outlets, single-ply membranes and GRP fibreglass, and common reasons people get in touch are loose or cracked edge trims and raised blisters across the surface.

Flat roofs on exposed homes in small places like Little Tey take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Book a survey every few years
  • Limit foot traffic on the covering
  • Never stand on rooflights or fragile sheeting
  • Note any new marks on ceilings beneath the roof

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys usually lasts longer.

Little Tey: your questions answered

Do you cover smaller places like Little Tey?

Yes. Little Tey is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Little Tey listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

What if it rains on the day?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

How it works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Little Tey, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Point out any leaks or damp patches
  • Tell us about parking before the day
  • Leave a clear route to the loft

Advice

What a flat roof survey looks like in Little Tey

About 4.4 miles south-east lies Layer Marney Tower, a reminder of how long the area around Little Tey has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to Church of St James: flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Marks Tey station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Little Tey is about 6 miles south-east of Halstead, in Essex. Whether the building in Little Tey is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Essex. You can also see our page for Chelmsford.

Flat roof surveys in CO6 are booked the same way as anywhere else. If you need a flat roof survey at a property on Church Lane, Coggeshall Road and Great Tey Road or a nearby road, we can help. Further out, we also cover Colchester (6 miles east), Chelmsford (15 miles south-west), Braintree (8 miles west), Maldon (11 miles south), Witham (7 miles south-west) and Camulodunum (5 miles east).

Why get it checked now?

Standing water on a flat roof rarely sorts itself out. It normally points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Where a roof is exposed, as many are in small places like Little Tey, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

What we are asked to look at in Little Tey

Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

It’s worth booking a survey if you’ve seen:

  • Blistering in felt or asphalt
  • Leaks around rooflights
  • Gaps at upstands and abutments
  • Edge trims that have lifted or split

Take a building like Honywood Community Science School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
