Electronic leak detection in Chapel Row, East Sussex
Wondering about the flat roof membrane at a property in Chapel Row? We carry out electronic leak detection in Chapel Row and across East Sussex.
- Breaches around outlets and penetrations
- Breaches hidden under paving or planting
- Repairs that haven’t stopped the leak
Useful tips for Chapel Row property owners
Over many surveys, some simple habits stand out as worth the effort:
- Let us know about the membrane and build-up if you know it
- Avoid repeated repairs without finding the cause
- Clear flat roof outlets regularly
- Note where leaks show inside and when
Once repairs are made, the roof can be tested again if you want to check them if the build-up allows.
Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.
About our electronic leak detection in Chapel Row
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a report with photographs of each breach found. If you’ve noticed waterproofing to test before it’s covered and patched roofs that still leak, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Chapel Row, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What this survey can’t tell you
It is a careful look at the flat roof membrane, not the whole story. The main limits are:
- Roofs whose membrane or build-up isn’t suitable
- Leaks from plumbing or windows
- Parts of the roof covered by fixed equipment

The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take as long as needed for the membrane area and the build-up, and we’ll give you a guide when quoting. Older rural homes like those around Chapel Row can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We agree the area to be tested.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- You receive the results to pass to your roofer.
Before the survey
- Move anything stored under the loft hatch
- Keep pets in another room
- Find any records of previous roof work

Common roof problems in Chapel Row
When the membrane is buried, holes cannot be seen at all. ELD can work on some covered roofs, depending on the build-up.
Look out for signs like these:
- Patched roofs that still leak
- New membranes needing a check before handover
- Punctures from foot traffic or tools
- Holes around roof penetrations
For site and facilities teams at buildings such as Herstmonceux Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Before booking anyone

- How they plan to inspect the roof safely
- Whether you can ask questions once you have the report

Different roofs, different checks
Green and ballasted roofs
Green roofs and ballasted roofs cover the waterproofing. Testing may still be possible but it depends on the layers.
Bituminous membranes
Bituminous felt and modified bitumen membranes are common. The build-up decides which method will work.
Local flat roofs in Chapel Row
The coast is about 5 miles or less from Chapel Row, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you own a rental within reach of Pevensey Bay station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Horselunges Manor lies about 3.4 miles west, so building around Chapel Row goes back a long way. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.

Your questions about electronic leak detection in Chapel Row
Does being near the coast affect roofs in Chapel Row?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Chapel Row is within about 5 miles of the coast.
Is Chapel Row within the area you cover?
Yes, Chapel Row is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
What does electronic leak detection do?
The waterproofing membrane normally stops an electrical current, so wherever there’s a hole, it passes through. That is how we locate breaches you can’t see.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Can every flat roof be tested?
ELD doesn’t suit every roof. Certain membranes are conductive, and some build-ups lack a suitable layer below. We’ll tell you if yours isn’t suitable at the start.
Will you go up on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
What a survey costs
All our prices include VAT. The things that change the price are:
- The type of building, from a house to a block or an office
- How many separate roofs there are, such as extensions, dormers and garages
- Roof area
- How tall the building is and how easy the roof is to see
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.
Helping us price your survey
We’ll usually ask about:
- The kind of building and roof involved
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from the ground or a window
- When you need the report by
Getting a price is simple: just call 07833 053749 or email us, let us know about the property and we will recommend the right survey. We confirm the price before anything is booked.
