Electronic leak detection in East Burnham
ELD finds breaches in the membrane, not every cause of water getting in. Water coming through walls, copings, rooflights or plumbing will not show on the test. If the evidence points elsewhere, we will say so. It won’t show water getting in through brickwork or around frames. The report makes clear what was and wasn’t tested. You’ll also know what to check next. If you’ve noticed breaches hidden under paving or planting and punctures from foot traffic or tools, we can find out what’s behind it, on commercial flat roofs, single-ply roofs and green roofs alike.
In a village or hamlet like East Burnham, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

East Burnham: your questions answered
Do you cover smaller places like East Burnham?
Yes, East Burnham is on our map. A small place gets exactly the same survey as a big one.
Do you carry out roof surveys in East Burnham?
Yes. We survey roofs across London and South East England, and East Burnham is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.
Is my roof suitable for ELD?
That depends on the roof’s membrane and layers. Tell us what you know about the roof and we will confirm suitability.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
What do I do with the report?
You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Will you photograph what you find?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Electronic leak detection around East Burnham
Cliveden, about 2.8 miles west, is one of the historic houses in the wider area around East Burnham. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
For an older house near a landmark such as St John the Evangelist, flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Burnham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What this survey can’t tell you
In fairness, a roof survey has limits:
- How wet the insulation is
- Leaks from plumbing or windows
- Areas we cannot reach or that can’t be tested
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.
What we check
- Liquid-applied waterproofing
- Green roofs
- Single-ply roofs
- Roof terraces and balconies
- Commercial flat roofs
- Flat roof membranes
What we’re asked to look at in East Burnham
On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in which makes it hard to find by looking.
We are frequently asked to look at:
- New roofs to check before paving or planting
- Leaks under green or ballasted roofs
- A flat roof leak that cannot be traced
- Leaks at pipes, outlets or fixings
If you look after a building such as Caldicott School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Before you book any roof surveyor
- Their track record with similar roofs
- What the report includes, and whether it has photographs
- Their report turnaround times
- Their drone registration, if they fly one
Why act early in East Burnham
Water trapped under a membrane can soak insulation and decking. Finding the breach sooner limits that. Older and listed buildings around East Burnham may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

How the survey works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting. Somewhere as small as East Burnham, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Before we arrive
- Clear the way to the loft hatch
- Unlock side gates and any roof access doors
- Show us where any leaks or stains appear

Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
