Gutter surveys in East Burnham

Gutter surveys for homes and businesses in East Burnham

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at gutters that have fallen out of line and blocked outlets and hoppers, across fascias and soffits, parapet and box gutters and eaves gutters.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How we price gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can be seen safely
  • The roof’s overall size

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What we need to know

A few details help us point you to the right survey and price. When you get in touch, it helps to mention:

  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, like exchange
  • Anything about access we should know
  • The address and postcode of the property

Most bookings start with a short call: call 07833 053749 or send us an email. You will have a price before anything is arranged.

The survey, step by step

The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for a house, with bigger or more complicated roofs taking longer. Rural addresses near East Burnham can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • If you’re buying, let the agent know when we are coming
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Questions from East Burnham

I let a flat near Burnham station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building.

How do I find out if my home in East Burnham is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

What’s the best way to book?

To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Do you need a gutter survey in East Burnham?

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

People typically book a survey after spotting something like this:

  • Leaking or loose downpipes
  • Gutters packed with leaves or moss
  • Water spilling over the gutter edge
  • Hoppers and outlets full of debris

Anyone responsible for a site like Caldicott School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before you book

  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA
  • Whether they hold professional indemnity and public liability insurance
  • When you’ll get the report

What to expect from a roof survey

Local roofs in East Burnham

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Cliveden about 2.8 miles west, East Burnham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live near a park like Cocksherd Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Take an older house close to St John the Evangelist: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How the survey changes by roof type

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Why get it checked now?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. For an older or listed building in a place like East Burnham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
