Electronic leak detection for Fryerning homes and businesses

About our electronic leak detection in Fryerning

There are different ELD methods. Low-voltage testing is typically done with the surface wet and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. If neither method suits your roof, we’ll tell you before any testing starts. If you’re worried about leaks under green or ballasted roofs and leaks through a flat roof with no obvious cause, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Fryerning may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof covered by fixed equipment
  • Carrying out the repair work
  • Leaks from walls, copings or rooflights

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and does not.

What this survey covers

  • Liquid-applied waterproofing
  • Single-ply roofs
  • Green roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Commercial flat roofs

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. Older roofs in small places like Fryerning can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Before we arrive

Roof by roof

EPDM rubber roofs

Certain rubber membranes are conductive, which can rule out some methods. We’ll say if the test won’t work.

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

Local flat roofs in Fryerning

Older buildings in Essex often have clay tiles and weatherboarding, alongside plenty of post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 1.4 miles south-east lies Ingatestone Hall, a reminder of how long the area around Fryerning has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If you look after a building such as Ingatestone Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Ingatestone station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Fryerning is about 4 miles north-west of Billericay, in Essex. We survey roofs in Fryerning and the rest of Essex, as part of our work across London and South East England. We cover towns and villages across Essex, from the larger towns to small villages. Chelmsford is in our area too.

Surveys in CM4 are booked the same way as anywhere else. That includes homes and businesses on Back Lane, Mill Green Road and Mill Lane. Neighbouring places we cover for electronic leak detection include Mill Green (1 mile north), Ingatestone (1 mile south), Beggar Hill (1 mile north-west), Green Street (1 mile west) and Mountnessing (2 miles south-west). Further out, we also cover Chelmsford (6 miles north-east), Basildon (8 miles south-east), Harlow (13 miles north-west), Brentwood (5 miles south-west), Maldon (14 miles east) and Canvey Island (14 miles south-east).

Do you need electronic leak detection in Fryerning?

On a flat roof, water spreads under the waterproofing. The stain inside can be far from the hole, so tracing it by eye is difficult.

Problems we come across frequently include:

  • Leaking laps in the waterproofing
  • Holes around roof penetrations
  • Leaks showing away from the breach
  • New membranes needing a check before handover

For an older house near a landmark such as Church of St Mary the Virgin, flat-roofed rear additions and dormers added over the years are worth checking.

Fryerning questions

Is Fryerning within the area you cover?

Yes. Fryerning is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Fryerning?

We do. The survey and report are the same in Fryerning as anywhere else, and visits run on weekdays and weekends.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

What does electronic leak detection do?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That lets us find breaches that are too small to see.

Which method do you use?

The roof decides the method. We’ll explain why when we quote.

Leave it or get it looked at?

Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first, so the repair can be targeted. For older village homes like those around Fryerning, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
