- Patched roofs that still leak
- Stains far from any visible defect
How electronic leak detection works in Hazeleigh
ELD finds breaches in the membrane but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. We’ll tell you if we think the leak is coming from somewhere else. It will not show water getting in through brickwork or around frames. Our report keeps that distinction clear. We will point you to the likely next step. Common reasons to book are punctures from foot traffic or tools and stains far from any visible defect, across flat roof membranes, liquid-applied waterproofing and commercial flat roofs.
Flat roofs on exposed homes in small places like Hazeleigh take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Single-ply membranes
Some single-ply membranes suit electronic testing well, depending on the type and build-up.
Liquid-applied waterproofing
What lies under a liquid coating decides if ELD will work.
Questions from Hazeleigh
Does a conservation area affect roof work in Hazeleigh?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is the coastal weather around Hazeleigh hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Are you structural engineers?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it when you book and we’ll plan the survey around it.
Does ELD work under paving or planting?
On some roofs, yes. What sits on the membrane affects the method so we look at the roof first.
What happens on the day
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes as long as needed for the size of the roof and how it’s built, and we’ll give you a guide when quoting. Somewhere as small as Hazeleigh, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We agree the area to be tested.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- Each breach found is located and recorded.
- You receive the results to pass to your roofer.
Before the survey
- Have any questions written down, so nothing gets missed
- Check pets are kept safely away
- Agree roof access with the managing agent if it’s shared

Related advice
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Signs you need electronic leak detection in Hazeleigh
New membranes can have defects from installation. ELD on a new roof can show holes before they cause leaks.
Common reasons to book include:
- Leaks through a covered membrane
- Damp inside with no sign on the roof
- Leaks at pipes, outlets or fixings
- Patched roofs that still leak
The streets around a church such as Church of St Margaret are often among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.
Questions to ask before booking
- Will they check the loft as well as the outside?
- Will the report include photos?
- Are they insured for the work?
- Whether you can ask questions once you have the report
Landlord and commercial surveys in Hazeleigh
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
Electronic leak detection around Hazeleigh
Hazeleigh is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you own a rental within reach of South Woodham Ferrers station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Danbury Place, about 3.4 miles west, is one of the historic houses in the wider area around Hazeleigh. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once.
Hazeleigh is about 3 miles south-west of Maldon, in Essex. In Hazeleigh, as across Essex, every roof gets the same careful survey. Hazeleigh is one of the towns and villages in Essex we cover. You can also see our page for Chelmsford.

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Share any drawings of the roof
- Check trades protect the waterproofing
- Consider ELD before paving or planting goes on
- Keep foot traffic on flat roofs to a minimum
Questions about the results are welcome. We can talk you through the findings.
Limit foot traffic on flat roofs. Feet and dropped tools are a common cause of holes.
