Electronic leak detection in Hurst Green

Electronic leak detection in Hurst Green: local notes

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Bateman's about 4.4 miles south-west, Hurst Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If your house is among the older ones in the streets near Holy Trinity, the joins between later flat roofs and the old walls are where problems normally start. Anyone responsible for a site like Hurst Green Church of England Primary School and Nursery will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Electronic leak detection in Hurst Green: what you get

Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work and parts may need to be lifted. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. If testing isn’t possible, we’ll say so. We survey green roofs, single-ply roofs and flat roof membranes, and people most often book us about punctures from foot traffic or tools and leaks through a flat roof with no obvious cause.

In a small place like Hurst Green, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

We keep jargon out of it: where something needs attention, it says so plainly.

When to book a survey in Hurst Green

Holes in a membrane often come from feet, tools or debris. Some are too small to see but water still finds them.

People normally book a survey when they’ve noticed one of these:

  • Holes around roof penetrations
  • Damage from equipment installers
  • Leaking laps in the waterproofing
  • Leaks through a covered membrane

Landlords with a home close to Etchingham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • Is VAT included in the price?
  • Will they check the loft as well as the outside?
  • What the report includes, and whether it has photographs

What to expect from a roof survey

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Note where leaks show inside and when
  • Avoid repeated repairs without finding the cause
  • Keep outlets clear of debris
  • Limit access to the roof

If anything in the report isn’t clear, ask us. We will explain what was found and what it means.

Don’t leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.

Your questions about electronic leak detection in Hurst Green

Do you carry out roof surveys in Hurst Green?

Yes. We work right across London and South East England, and Hurst Green is part of that. You can call 07833 053749 or drop us an email with the address and some details.

How do I find out if my home in Hurst Green is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

What is electronic leak detection?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through, which shows us where the hole is.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can every flat roof be tested?

It depends on the membrane and the build-up. Let us know what you know about the roof and we’ll check whether ELD will work.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes longer on a large roof than a small one, with the construction of the roof playing a part too. Cottages and farmhouses around Hurst Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before we arrive

Advice

What a survey costs

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets

To find out what your survey will cost, call 07833 053749 or use the contact form and tell us about the roof. We’ll confirm the figure before booking.

What we need to know

There is no need for technical words. It is enough to let us know:

  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • When you need the report by
  • The property’s address and postcode

Every survey is priced before it’s booked, so you know the cost up front. Electronic leak detection is quoted for your roof, because the method depends on the roof. For a price for your roof, phone 07833 053749 or send us an email.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Carrying out the repair work
  • Sections we cannot safely access
  • Leaks from walls, copings or rooflights

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.
