What electronic leak detection looks like in Iver
Historic houses such as Ickenham Hall, about 4.1 miles north-east, show how far back building in the area around Iver goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Iver station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you run a business near The Pavilions, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you look after a building such as Iver Village Infant School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

About our electronic leak detection in Iver
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a report with photos of each breach found. If you are worried about damage from equipment installers and leaks through a flat roof with no obvious cause, we can find out what’s behind it, on single-ply roofs, green roofs and commercial flat roofs alike.
In a small place like Iver, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What we can’t see
A survey is a close look at the flat roof membrane, but it can’t do everything. The main limits are:
- Fixing the holes we find
- Areas we can’t reach or that can’t be tested
- Leaks from walls, copings or rooflights
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.
What this survey covers
- Single-ply roofs
- Liquid-applied waterproofing
- Green roofs
- Roof terraces and balconies
- Flat roof membranes
- Commercial flat roofs
What happens if roof problems are left?
Repeated call-outs for the same leak add up. A report showing the breach points gives your roofer a clear target. Outbuildings and barns around Iver are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your roof before booking.

Questions from Iver
Do you cover Iver?
Yes, Iver is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.
Does a conservation area affect roof work in Iver?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is the repair part of the test?
No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.
How does ELD work?
It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached, which shows us where the hole is.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
Does electronic leak detection work on all membranes?
That depends on the roof’s membrane and layers. Let us know what you know about the roof and we’ll check whether ELD will work.
Do you take photos of the roof?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
Roof by roof
Inverted and paved roofs
Inverted roofs have the insulation on top of the waterproofing, which affects testing.
Green and ballasted roofs
Some layers may need lifting for testing. We discuss this before quoting.
Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. In a small place like Iver, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by finding out what the roof is made of and where it leaks.
- We check that the membrane and build-up suit electronic leak detection.
- The method depends on the membrane and what sits above and below it.
- We test the membrane and find where current is passing through it.
- We send a report with photos of each breach so your roofer can repair it.
Before we arrive

- Make sure the loft hatch can be reached
- Let us know about any leaks, stains or damp patches you know of
