Electronic leak detection in Leigh-on-Sea

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use and parts may need to be lifted. We talk this through before we quote. Drawings or details of the roof’s layers are useful because they show what’s under the surface. We’ll tell you if the roof cannot be tested. If you’ve noticed stains far from any visible defect and failed seams and laps, a survey will tell you what’s going on.

Around Leigh-on-Sea, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Flat and commercial roofs around Leigh-on-Sea

Leigh-on-Sea lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you live in an older home near Church of St Margaret of Antioch, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Leigh-on-Sea station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Leigh-on-Sea questions

Is Leigh-on-Sea within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Leigh-on-Sea is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

What does the report include?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

How do you choose the testing method?

We choose the method that suits the roof. You’ll know which method we plan to use before we start.

How the survey changes by roof type

Bituminous membranes

Many flat roofs use bitumen-based membranes. The build-up decides which method will work.

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When to book a survey in Leigh-on-Sea

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

A survey can pick up problems such as:

  • Leaks showing away from the breach
  • Punctures from foot traffic or tools
  • Breaches around outlets and penetrations
  • Leaks through a flat roof with no obvious cause

Southchurch Hall lies about 3.4 miles east, so building around Leigh-on-Sea goes back a long way. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof.

Before you book any roof surveyor

  • How soon the report will arrive
  • Whether the inside of the roof is included
  • Their drone registration, if they fly one
  • Which parts of the roof they’ll actually see

What a good roof survey covers

How the survey works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it typically takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. In a smaller place like Leigh-on-Sea, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Gather any invoices or paperwork from past roof work
  • Make sure we can get to the back of the property
