About our electronic leak detection in Westcliff-on-Sea

Our ELD testing covers flat roofs in Westcliff-on-Sea and the rest of London and the South East. Testing typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a photo-illustrated written report. We survey single-ply roofs, liquid-applied waterproofing and green roofs, and people most often book us about damp inside with no sign on the roof and new roofs to check before paving or planting.

Outbuildings, garden rooms and garages in places like Westcliff-on-Sea often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

Why get it checked now?

Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out, so other causes can be checked. In a smaller place like Westcliff-on-Sea, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What affects the cost of electronic leak detection

Not every roof costs the same to survey, and it comes down to:

  • The shape of the roof and its details
  • Height and safe access
  • Whether it’s a home or a commercial building
  • The use of thermal imaging or a drone

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.

What to let us know when you contact us

Getting the details right at the start saves time. It helps to include:

  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, such as an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access

Booking is simple: just ring 07833 053749 or email us, let us know about the property and we will recommend the right survey. The price is agreed up front.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. You are welcome to ask questions while we are there. In a smaller place like Westcliff-on-Sea, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Before the survey

  • Point out any leaks or damp patches
  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller

Advice

Before and after the survey

These tips come from what we see on roofs every week:

  • Get leaks traced quickly
  • Limit access to the roof
  • Share any drawings of the roof
  • Do not let outlets block

After your roofer repairs the breaches, a retest can confirm them if the build-up allows.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

Your questions about electronic leak detection in Westcliff-on-Sea

Does being near the coast affect roofs in Westcliff-on-Sea?

It can do. Westcliff-on-Sea is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you look at commercial flat roofs near Westcliff-on-Sea, such as hotels?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.

How much does electronic leak detection cost?

We quote for each roof individually. Send us details of the roof. Just phone 07833 053749 or use the contact form for a quote.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and they go into the written report.

What’s the best way to book?

Just phone 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Checking the roof from ground level

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Flat roofs in Westcliff-on-Sea

The coast is about 1 mile or less from Westcliff-on-Sea, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

The streets around a church such as St Saviour's are frequently among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Historic houses like Southchurch Hall, about 1.7 miles east, show how far back building around Westcliff-on-Sea goes. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. Anyone responsible for a site like St Bernard's High School and Arts College will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
