Electronic leak detection in New England: what you get

Our ELD testing covers flat roofs in New England and the rest of London and the South East. A visit usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. Electronic leak detection is quoted for your roof, because the method depends on the roof. The results come in a written report with photos. We survey single-ply roofs, green roofs and liquid-applied waterproofing, and common reasons people get in touch are leaking laps in the waterproofing and leaks that return after repairs.

In a small place like New England, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

Where we cannot see part of the flat roof membrane, the report says so. You will know exactly what was inspected and what wasn’t.

What this survey cannot tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Leaks from walls, copings or rooflights
  • Moisture spread under the membrane
  • Areas we can’t reach or that cannot be tested

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.

Roof types and parts we check

  • Roof terraces and balconies
  • Green roofs
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Commercial flat roofs

For landlords and managing agents

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the flat roof membrane, with photos, which helps you plan work between tenancies.

Electronic leak detection in New England: local notes

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In Essex, older buildings are often clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Around New England, as everywhere, small roof faults are simplest to sort before they let water in.

New England is in Essex. From houses to flats and shops in New England, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Essex, large and small. For surveys nearby, see our Chelmsford page.

Postcode districts we cover here for electronic leak detection: CO9. Close by, we survey roofs in Birdbrook (1 mile south). Within a short drive, we also cover Braintree (13 miles south), Saffron Walden (11 miles west), Halstead (10 miles south-east), Great Dunmow (14 miles south-west), Great Notley (14 miles south) and Bocking (12 miles south).

Do you need electronic leak detection in New England?

Roofs covered with paving, ballast or planting hide the membrane. Electronic methods can help on some of these roofs, depending on the build-up.

A survey can pick up problems such as:

  • Breaches hidden under paving or planting
  • Waterproofing to test before it’s covered
  • Leaks showing away from the breach
  • Breaches around outlets and penetrations

For an older house near a landmark such as Church of St Leonard, the joins between later flat roofs and the old walls are where problems normally start.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • Their drone registration, if they fly one
  • Are they insured for the work?
  • What the survey will not cover

What’s in a roof survey

Leave it or get it looked at?

Some flat roof leaks come from walls or details. Testing shows whether the membrane is breached, so other causes can be checked. Around New England, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your survey before booking.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting. Cottages and farmhouses around New England often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. We send a report with photos of each breach so your roofer can repair it.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we’re looking at
  • Move anything stored under the loft hatch

Common questions in New England

Will you come out to New England?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in New England is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is my roof suitable for ELD?

That depends on the roof’s membrane and layers. Tell us what you know about the roof and we will check whether ELD will work.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Stay off the flat roof unless needed
  • Clear flat roof outlets regularly
  • Don’t keep patching the same spot
  • Test new membranes before covering them

Questions about the results are welcome. We can talk you through the findings.

Make sure contractors protect the waterproofing when fitting equipment. Have the roof looked at after other work.
