Electronic leak detection in Newchapel: what you get

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a written report with photographs of each breach found. If you’ve noticed gaps at membrane joints and damp inside with no sign on the roof, we can find out what’s behind it, whatever the roof.

Flat roofs on exposed homes in small places like Newchapel take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Do you need electronic leak detection in Newchapel?

Joints and laps in a membrane can fail over time. A gap that is hard to see can let water in long before anyone notices.

Problems we come across often include:

  • A flat roof leak that can’t be traced
  • Patched roofs that still leak
  • Failed seams and laps
  • Holes left by work on the roof

If you let a flat or house near Dormans station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What a good roof survey covers

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Limit access to the roof
  • Check new waterproofing before handover
  • Find the breach before more patching
  • Keep a note of leaks after rain

Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.

Limit foot traffic on flat roofs. Feet and dropped tools are a common cause of holes.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. In a small place like Newchapel, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked

Advice

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Leaks from walls, copings or rooflights
  • The extent of water in the insulation
  • Repairing the breaches (that’s for your roofer)

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before booking. The full list of what we check.

  • Green roofs
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Flat roof membranes
  • Commercial flat roofs

Why get it checked now?

Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first so your roofer knows where to work. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Your questions about electronic leak detection in Newchapel

Is Newchapel within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you carry out roof surveys in Newchapel?

Yes. We work right across London and the South East, and Newchapel is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

What’s in the report?

You get our findings in writing, part by part, with photos. Points are put by urgency where it matters.

Does ELD work under paving or planting?

On some roofs, yes. What sits on the membrane affects the method, so we check the build-up first.

Will you go up on the roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

How is ELD priced?

Each roof is quoted on its size and build-up. Send us details of the roof, and phone 07833 053749 or send us an email for a quote.

With Saint Hill Manor about 4 miles south, Newchapel sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take a building like Imberhorne School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
