Independent electronic leak detection in Newick

What electronic leak detection looks like in Newick

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For an older house near a landmark like Zion Chapel, the joins between later flat roofs and the old walls are where problems typically start. Take a building like Newick Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Uckfield station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Newick is about 4 miles west of Uckfield, in East Sussex. Newick gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our East Sussex coverage includes Newick and the places around it. We also survey roofs in Brighton.

Here we cover the BN8 postcode area for electronic leak detection. We offer electronic leak detection to properties on High Street, Church Road and Station Road and the roads around them. Close by, we survey roofs in Founthill (1 mile south-east), North Chailey (1 mile west), Chailey (1 mile south-west), South Street (2 miles south-west) and Down Street (3 miles north-east). Within a short drive, we also cover Seaford (14 miles south), Lewes (7 miles south), Hailsham (13 miles south-east), Crowborough (9 miles north-east), Uckfield (4 miles east) and Newhaven (12 miles south).

Around Newick

We work in homes and buildings around Sheffield Park Garden and The Royal Oak Inn and the streets around them. For rail, the closest station is Uckfield station, roughly 3.6 miles east of the centre. A little further out are Uckfield Community Hospital (4 miles east) and Heaven Farm Museum (3.2 miles north). For a walk, there’s Brickfield Meadow.

Electronic leak detection for homes and businesses in Newick

Our ELD testing covers flat roofs in Newick and the rest of London and the South East. A visit normally takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. Electronic leak detection is quoted for your roof, because the method depends on the roof. You get a written report with photographs. If you’ve noticed breaches hidden under paving or planting and stains far from any visible defect, we can find out what’s behind it.

In a village or hamlet like Newick, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. Somewhere as small as Newick, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

How to prepare

  • For flats, check roof access has been agreed
  • Gather any invoices or paperwork from past roof work
  • Keep pets out of the way during the survey

Different roofs, different checks

Single-ply membranes

Many offices and units have single-ply roofs. Seams and penetrations are typical breach points.

Inverted and paved roofs

A terrace or paved roof hides the waterproofing. Whether it can be tested depends on the build-up.

What happens if roof problems are left?

Some flat roof leaks come from walls or details. Testing shows whether the membrane is breached so attention can go to the right place. Where a roof is exposed, as many are in small places like Newick, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Newick questions

Will you come out to Newick?

We do. A small place gets exactly the same survey as a big one.

Do you carry out roof surveys in Newick?

Yes, Newick is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

When you need someone else

To be straight with you, a roof survey has limits:

  • How wet the insulation is
  • Some conductive membranes
  • Fixing the holes we find

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

What this survey covers

  • Green roofs
  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Commercial flat roofs

Checking the roof from the ground

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
