Electronic leak detection in Piccotts End
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. The results come in a report with photos. We are frequently asked to look into holes around roof penetrations and damp inside with no sign on the roof, on single-ply roofs, commercial flat roofs and roof terraces and balconies.
In a small place like Piccotts End, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
Where we cannot see part of the flat roof membrane, the report says so. That way, it is clear what was covered and what wasn’t.

Piccotts End questions
Is Piccotts End within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Piccotts End?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Tell us about it when booking and we will explain what’s needed.
How do you choose the testing method?
We choose the method that suits the roof. You’ll know which method we plan to use before we start.
What affects the cost of electronic leak detection
The price reflects the time and kit the roof needs. That comes down to:
- Extra roofs, like extensions, dormers or garages
- Commercial roofs and larger buildings
- Height and safe access
- The size of the roof

Getting in touch
A little information up front helps. It is useful to include:
- Dates you are working to, like exchange
- Where water is showing inside, if it is
- Where the property is, with the postcode
- What’s prompted the survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.
What happens on the day
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take as long as needed for the membrane area and the build-up, which we set out in the quote. Rural addresses near Piccotts End can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Before we arrive
- Check the loft hatch can be reached
- Keep pets in another room
- Leave side gates unlocked
Arrange a survey
We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Electronic leak detection around Piccotts End
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you own a rental within reach of Hemel Hempstead station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Galley Hill Primary School and Nursery: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to St Mary's Church: the joins between later flat roofs and the old walls are where problems normally start.

- Leaks from plumbing or windows
- Parts of the roof covered by fixed equipment
- Roofs whose membrane or build-up isn’t suitable

What we check
- Roof terraces and balconies
- Liquid-applied waterproofing
- Green roofs
- Single-ply roofs
- Flat roof membranes
- Commercial flat roofs
What you can safely check yourself
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Keep a note of leaks after rain
- Avoid repeated repairs without finding the cause
- Check new waterproofing before handover
- Limit access to the roof
Wet insulation may need attention after a leak. That’s something to discuss with your roofer and other checks can help judge it.
Clear flat roof outlets regularly. Water that sits on the roof finds breaches faster.
