Electronic leak detection in Pig Street

Electronic leak detection for homes and businesses in Pig Street

Our ELD report shows where each breach was found with photos. Your roofer can then repair those points instead of hunting for the leak. We don’t estimate repair costs, so your roofer prices the work. A retest after repairs can check the work if the build-up allows. Results come in a written report with photos. We survey commercial flat roofs, liquid-applied waterproofing and flat roof membranes, and people most frequently book us about stains far from any visible defect and leaks under green or ballasted roofs.

Older buildings in small places like Pig Street may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your survey before booking.

Getting in touch

Here’s what helps us most when you contact us:

  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date

To get a price for electronic leak detection in Pig Street, call 07833 053749 or drop us an email. The address, the type of property and what you want to find out help us give you an accurate price.

Signs you need electronic leak detection in Pig Street

If a flat roof keeps leaking after patching, the hole may be elsewhere. Electronic testing helps pinpoint it.

Look out for signs like these:

  • Leaks that return after repairs
  • Failed seams and laps
  • Waterproofing to test before it’s covered
  • Stains far from any visible defect

The streets around a church like Parish Church of St Michael are often among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof.

What to check before booking

  • What they will not be able to tell you
  • Whether the loft space is looked at, where there is one
  • Whether they hold professional indemnity and public liability insurance
  • What exactly goes into their report

Questions from Pig Street

Does a conservation area affect roof work in Pig Street?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Pig Street?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How is ELD priced?

We quote for each roof individually. Tell us about the roof and where it leaks, and phone 07833 053749 or use the contact form for a quote.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Electronic leak detection in Pig Street: local notes

Pig Street is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For landlords with property near Thorpe-Le-Soken station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Anyone responsible for a site like Rolph CofE Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Leaks from walls, copings or rooflights
  • How wet the insulation is
  • Areas we can’t reach or that can’t be tested

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What we check

  • Commercial flat roofs
  • Roof terraces and balconies
  • Green roofs
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we do, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes a length of time set by the roof’s area and construction, and we’ll give you a guide when quoting. Somewhere as small as Pig Street, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking near the property

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.
