Pyrford Village Electronic Leak Detection
Electronic leak detection to pinpoint holes in flat roof membranes for Pyrford Village, from an experienced roof surveyor. Every survey comes with a written report and photographs.
- A flat roof leak that cannot be traced
- Leaks through a covered membrane
- Breaches around outlets and penetrations
What a survey costs
To price your survey, we check:
- Commercial roofs and larger buildings
- Any need for thermal images or a drone flight
- How many separate roofs there are, such as extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
What to tell us when you contact us
Before you get in touch, it helps to have:
- Where any leaks, stains or damp patches show inside
- The address and postcode of the property
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.
Electronic leak detection in Pyrford Village: what you get
ELD finds breaches in the membrane but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. We will tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. Our report keeps that distinction clear. We’ll point you to the likely next step. We survey single-ply roofs, green roofs and commercial flat roofs, and people most often book us about leaks at pipes, outlets or fixings and holes left by work on the roof.
In a small place like Pyrford Village, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What this survey cannot tell you
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Build-ups without a suitable layer below
- Sections we cannot safely access
- Carrying out the repair work
If in doubt, call 07833 053749 or email us and we will recommend the right survey. What our survey covers.

DIY checks: what’s safe
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Roof by roof
EPDM rubber roofs
Certain rubber membranes are conductive, which can rule out some methods. We will tell you if yours is not suitable.
Single-ply membranes
Punctures from foot traffic and equipment are common on single-ply roofs. ELD can locate them.
What happens on the day
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take longer on a large roof than a small one, and the build-up of the roof makes a difference too. Around Pyrford Village, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- The roof is assessed to see if electronic testing will work on it.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- The breaches are recorded with photographs in a report for your roofer.
How to prepare
- Let us know about parking before the day
- Have any paperwork from past roof work to hand
- Tell us about any leaks, stains or damp patches you know of

Pyrford Village questions
Do you carry out roof surveys in Pyrford Village?
Yes, Pyrford Village is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or email us and let us know about the property.
How do I find out if my home in Pyrford Village is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you check the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.
How much time does ELD need?
Testing usually takes a length of time set by the roof’s area and construction, which we set out in the quote.
Does the report include photos?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Flat roofs in Pyrford Village
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses such as Byfleet Manor, about 2.3 miles north-east, show how far back building in the area around Pyrford Village goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Pyrford Church of England Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to West Byfleet station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

When to book a survey in Pyrford Village
Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.
Look out for signs like these:
- Leaks that return after repairs
- Leaks through a covered membrane
- Holes around roof penetrations
- Waterproofing to test before it is covered
For an older house near a landmark such as St Nicholas's Church, the joins between later flat roofs and the old walls are where problems usually start.
