Radwinter Electronic Leak Detection
Electronic leak detection in Radwinter from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and South East England.
- Waterproofing to test before it is covered
- Leaks through a covered membrane
- Holes around roof penetrations
What affects the cost of electronic leak detection
We confirm the price for the job before booking. This is what makes a difference:
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- The use of thermal imaging or a drone
- Chimneys, valleys, parapets and other details
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.
Booking your survey
What helps most when you contact us:
- Any deadline, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
- What kind of property and roof it is
- How the loft is reached, if there is one
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
How electronic leak detection works in Radwinter
ELD finds breaches in the membrane but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. We’ll tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We will point you to the likely next step. If you are worried about stains far from any visible defect and leaks through a flat roof with no obvious cause, a survey will tell you what’s going on, on roof terraces and balconies, liquid-applied waterproofing and flat roof membranes alike.
Flat roofs on exposed homes in small places like Radwinter take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Can I check my roof myself?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
When to book a survey in Radwinter
Water travels under flat roof membranes. The leak may show some distance from where water gets in, so tracing it by eye is difficult.
We are frequently asked to look at:
- Leaks showing away from the breach
- Water coming in under a flat roof
- New membranes needing a check before handover
- Gaps at membrane joints
Anyone responsible for a site like Radwinter Church of England Voluntary Aided Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

The survey, step by step
Once we have finished looking, we write up our findings in a report with photos. On timing, it normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Somewhere like Radwinter needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Before we arrive
- Check we can get to the back of the property
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, check with the agent that we can get in

How the survey changes by roof type
Inverted and paved roofs
Inverted roofs have the insulation on top of the waterproofing and that changes how testing works.
Green and ballasted roofs
Parts of the covering may have to come up. We discuss this before quoting.
FAQs for Radwinter
Is my home in Radwinter listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in Radwinter?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.
Will you repair the leak?
No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.
Electronic leak detection around Radwinter
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you live in an older home near Church of St Mary the Virgin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
