Electronic leak detection in Ripe

Your questions about electronic leak detection in Ripe

Do you carry out roof surveys in Ripe?

Yes. Our area covers London and South East England, and Ripe is part of that. Just call 07833 053749 or send us an email and let us know about the property.

Does a conservation area affect roof work in Ripe?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Does electronic leak detection work on all membranes?

It depends on the membrane and the build-up. Share any details you have and we’ll confirm suitability.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

About our electronic leak detection in Ripe

Our ELD testing covers flat roofs in Ripe and the rest of London and South East England. A visit usually takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. Every roof is quoted on its size and build-up. You get a report with photographs. We survey commercial flat roofs, green roofs and liquid-applied waterproofing, and the problems we’re asked to look at most are new roofs to check before paving or planting and failed seams and laps.

In a village or hamlet like Ripe, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

We keep jargon out of it: where something needs attention, it says so plainly.

Why it is worth a survey now in Ripe

Some breaches are too small to see. Electronic testing can find breaches you cannot see by eye, on suitable membranes. For an older or listed building in a place like Ripe, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Why us?

  • More than 5,000 surveys completed
  • Every finding written up with photos
  • PI and public liability insurance
  • An independent view of the roof

Electronic leak detection in Ripe: local notes

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. The wider area around Ripe has a long history of building, with Charleston Farmhouse about 2.3 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Berwick (Sussex) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark such as The Parish Church of St John the Baptist, the flat roofs on later extensions tend to wear out long before the main roof.

Ripe is about 5 miles west of Hailsham, in East Sussex. Bookings from Ripe are handled just like any other: get in touch, agree the price and pick a day. Our East Sussex coverage includes Ripe. For surveys nearby, see our Brighton page.

All of BN8 is within our area for electronic leak detection, from the main roads to the quietest streets. Local streets include Carriage Mews, Channers Lane and Church Lane, all of which we cover. We also cover Selmeston (2 miles south), Wickstreet (2 miles south-east), Laughton (2 miles north), Golden Cross (2 miles north-east) and Berwick (2 miles south). We also work in nearby towns such as Eastbourne (8 miles south-east), Bexhill-on-Sea (14 miles east), Seaford (7 miles south), Lewes (6 miles west), Hailsham (5 miles east) and Crowborough (13 miles north).

Around Ripe

Around Ripe, our work takes us to homes and buildings near Lamb Inn and the streets around them. For rail, the closest station is Berwick (Sussex) station, about 2.2 miles south-east of the centre. A little further out are Hellingly Hospital Railway (5.1 miles east) and Museum of Agricultural Bygones (3 miles north-west). Not far away are Firle Beacon.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Leaks from plumbing or windows
  • Build-ups without a suitable layer below
  • Repairing the breaches (that’s for your roofer)

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What we look at

  • Liquid-applied waterproofing
  • Green roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Flat roof membranes
  • Commercial flat roofs

For landlords and managing agents

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the flat roof membrane, with photographs, which helps you plan work between tenancies.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

How the survey changes by roof type

Green and ballasted roofs

ELD is easier on a new roof before it’s covered.

Inverted and paved roofs

We’ll tell you if your inverted or paved roof is not suitable.

How the survey works

The visit has one job: to see as much of the flat roof membrane as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. For a village or hamlet like Ripe, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices

Arrange a survey

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or drop us an email.

Related advice

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Find the breach before more patching
  • Limit access to the roof
  • Consider ELD before paving or planting goes on
  • Act on new leaks promptly

If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer and other checks can help judge it.

Act on leaks quickly. Water under a membrane can spread.
