Electronic leak detection in Scarborough
Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work and parts may need to be lifted. We talk this through before we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We’ll tell you if the roof cannot be tested. If you’re worried about stains far from any visible defect and leaks that return after repairs, a survey will tell you what’s going on.
In a village or hamlet like Scarborough, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Electronic leak detection in Scarborough: local notes
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Scarborough has a long history of building, with Starkey Castle about 1.7 miles north. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
For businesses in and around places like Pentagon Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. Anyone responsible for a site like Burham Church of England Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

What we’re asked to look at in Scarborough
When the membrane is buried, holes cannot be seen at all. ELD can work on some covered roofs though it depends on the layers.
Problems we come across often include:
- Gaps at membrane joints
- Holes around roof penetrations
- Damage from equipment installers
- New roofs to check before paving or planting
For landlords with property near Snodland station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Before booking any roof surveyor
- What happens after the report arrives
- Whether any drone flown is registered with the CAA
- Is VAT included in the price?
- What the report includes, and whether it has photos
What happens on the day
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect more time on a big roof than a small one, and the build-up of the roof makes a difference too. Somewhere like Scarborough needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You tell us about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
How to prepare
- Make sure the loft hatch can be reached
- Have any paperwork from past roof work to hand
- Jot down any questions you want answered
How to book
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.
Advice
What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
- Any need for thermal images or a drone flight
- Features like valleys, chimneys, dormers and parapets
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
Getting in touch
Before you get in touch, it’s useful to have:
- Any marks or damp showing indoors
- Your timetable, like an exchange date
- What made you get in touch
- Any photos you have, taken from the ground or a window
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.
When you need someone else
Some things cannot be seen without opening up the roof, and that sets some limits:
- Build-ups without a suitable layer below
- Fixing the holes we find
- Areas we can’t reach or that cannot be tested
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and does not.
What this survey covers
- Single-ply roofs
- Roof terraces and balconies
- Liquid-applied waterproofing
- Flat roof membranes
- Green roofs
- Commercial flat roofs
Checking the roof from the ground
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Scarborough questions
Does a conservation area affect roof work in Scarborough?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is Scarborough in the area you cover?
Yes, Scarborough is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you climb onto every roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
How much time does ELD need?
It typically takes a length of time set by the roof’s area and construction, and we’ll give you a guide when quoting.
What happens next?
You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Can every flat roof be tested?
ELD doesn’t suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof won’t work, we will say so before testing.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
