How electronic leak detection works in Sheering
Our ELD testing covers flat roofs in Sheering and the rest of London and South East England. A visit typically takes as long as needed for the size of the roof and how it’s built, which we set out in the quote. We quote electronic leak detection for each roof, as the method and time depend on the roof. The results come in a written report with photos. We survey green roofs, commercial flat roofs and flat roof membranes, and common reasons people get in touch are leaks that return after repairs and leaking laps in the waterproofing.
Flat roofs on exposed homes in small places like Sheering take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Sheering: your questions answered
Do you cover Sheering?
Yes, Sheering is one of the places we work. The survey and report are the same in Sheering as anywhere else.
Is Sheering within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Will you photograph what you find?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Different roofs, different checks
Green and ballasted roofs
Parts of the covering may have to come up. We discuss this before quoting.
EPDM rubber roofs
Some EPDM membranes conduct electricity, which can rule out some methods. We’ll say if the test won’t work.
Electronic leak detection around Sheering
Barrington Hall, about 3.5 miles north-east, is one of the historic houses in the wider area around Sheering. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Sawbridgeworth station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark such as Parish Church of St Mary the Virgin, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you look after a building like Hatfield Heath Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Sheering is about 4 miles north-east of Harlow, in Essex. In Sheering, as across Essex, every roof gets the same careful survey. Our Essex coverage includes Sheering. For surveys nearby, see our Chelmsford page.

How the survey works
Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take more time on a big roof than a small one, with the construction of the roof playing a part too. For a village or hamlet like Sheering, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We start with what you know about the roof and the leak.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.

What affects the price in Sheering
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Extensions, dormers and garages with roofs of their own
- Chimneys, valleys, parapets and other details
- The height of the building and how the roof can safely be seen
- How big the roof is
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
What we need to know
Some details help us recommend the right survey and price. When you contact us, it’s useful to mention:
- The style of property, from a terrace to a block
- The reason for the survey, like buying, a leak or storm damage
- Any deadline, such as an exchange date
- Any stains, drips or damp patches you’ve seen indoors
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.

Useful tips for Sheering property owners
A survey works best with a little help from you, before and after. Some tips:
- Find the breach before more patching
- Get leaks traced quickly
- Tell us about the membrane and build-up if you know it
- Record dates and spots where water appears
Once repairs are made, the roof can be tested again if you want to check them, where the roof still suits the method.
Consider testing a new membrane before it’s covered. Finding breaches is simpler at that stage.
