Landlord and commercial surveys in Sheffield Bottom
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the flat roof membrane, with photographs, which helps you plan work between tenancies.
Electronic leak detection in Sheffield Bottom
We carry out electronic leak detection on flat roofs in Sheffield Bottom and across London and South East England. Testing usually takes a length of time set by the roof’s area and construction, which we set out in the quote. Electronic leak detection is quoted for your roof, because the method depends on the roof. The results come in a written report with photos. We survey green roofs, commercial flat roofs and flat roof membranes, and the problems we’re asked to look at most are failed seams and laps and a flat roof leak that can’t be traced.
Somewhere as small as Sheffield Bottom, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Local flat roofs in Sheffield Bottom
The wider area around Sheffield Bottom has a long history of building, with Mapledurham House about 4.4 miles north. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Take an older house close to Church of the Holy Trinity: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Anyone responsible for a site like Theale C.E. Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. Most surveys take more time on a big roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Sheffield Bottom often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Preparing for the visit
- If you are buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand
- Check we can get to the back of the property

Checking the roof from ground level
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Ask contractors to protect the membrane
- Do not leave water getting in
- Find the breach before more patching
- Test new membranes before covering them
If we think the leak isn’t coming through the membrane, the report says so, so other causes can be checked.
Consider testing a new membrane before it’s covered. It is easier to find holes before more layers are added.
What this survey can’t tell you
It is useful to know what a survey won’t do before booking:
- Leaks from walls, copings or rooflights
- Parts of the roof covered by fixed equipment
- Repairing the breaches (that’s for your roofer)
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

Sheffield Bottom: your questions answered
Do you cover Sheffield Bottom?
We do. Every survey there gets the same written report with photos.
Do you cover smaller places like Sheffield Bottom?
Yes, Sheffield Bottom is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
How does ELD work?
A sound membrane blocks the test current, but a hole lets it through. That’s how we locate breaches you can’t see.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Does electronic leak detection work on all membranes?
Not every roof is suitable. Some membranes conduct electricity, and some build-ups lack a suitable layer below. We’ll tell you if yours isn’t suitable at the start.
Can you test a green or ballasted roof?
On some roofs, yes. Covered roofs limit the methods we can use so we look at the roof first.
What we are asked to look at in Sheffield Bottom
Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs though it depends on the layers.
It’s worth booking a survey if you’ve seen:
- Waterproofing to test before it’s covered
- Breaches hidden under paving or planting
- A flat roof leak that cannot be traced
- Leaks at pipes, outlets or fixings
Landlords with a home close to Theale station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.
