Your questions about flat roof surveys in Bicknacre

Is my home in Bicknacre listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Bicknacre within the area you cover?

Yes, Bicknacre is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Will this cover the whole house?

No. It’s a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Flat roof survey in Bicknacre: what you get

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you are worried about blistering in felt or asphalt and ponding water that doesn’t drain away, a survey will tell you what’s going on.

In a village or hamlet like Bicknacre, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere like Bicknacre needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Keep outlets clear of leaves and moss
  • Ask whoever fits equipment on the roof to make good the covering
  • Keep records of when the roof was laid and what work has been done
  • Note where water lies after a downpour

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s assessment of the deck
  • An exact number of years the roof has left
  • Parts of the roof that are not safe to walk on or view

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • Felt flat roofs

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Anyone responsible for a site like Priory Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near South Woodham Ferrers station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Why it’s worth a survey now in Bicknacre

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn.
