Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Look for standing water a day after rain
  • Limit foot traffic on the covering
  • Check that new brackets or units haven’t damaged the covering
  • Plan a survey before the covering reaches the end of its usual life

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Flat roof surveys for homes and businesses in Brogdale

Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’re worried about ponding water that doesn’t drain away and damaged trims at the roof edge, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Brogdale may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Brogdale, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Local flat roofs in Brogdale

Brogdale lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Within a mile and a half or so of Brogdale there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Hotels and guest houses near Brogdale can’t easily close rooms for a leak. For an older house near a landmark such as Church of St Peter and St Paul, flat-roofed rear additions and dormers added over the years are worth checking.

Brogdale is about 1 mile south-west of Preston, in Kent. We carry out flat roof surveys in Brogdale for houses, flats, blocks and commercial buildings. Our Kent coverage includes Brogdale and the places around it. There is also a page for Canterbury.

Why act early in Brogdale

Flat roofs cannot usually be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Do you need a flat roof survey in Brogdale?

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

Here are some of the things we see frequently:

  • Blocked or damaged outlets
  • Raised blisters across the surface
  • Damaged trims at the roof edge
  • Water getting in at rooflights

If you own a rental within reach of Faversham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before you book anyone

  • Whether the loft is part of the inspection
  • How long they’ve been surveying roofs
  • Whether any drone flown is registered with the CAA
  • Their insurance cover

What a roof survey includes

Brogdale questions

Do you look at commercial flat roofs near Brogdale, such as hotels?

Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.

Does a conservation area affect roof work in Brogdale?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Landlords, agents and block managers in Brogdale

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the flat roof, useful for planning maintenance.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
