Flat roof surveys for homes and businesses in Bumble's Green
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We are frequently asked to look into outlets that hold water back and damaged trims at the roof edge, across single-ply membranes, GRP fibreglass and EPDM rubber.
In a village or hamlet like Bumble's Green, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What happens on the day
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a small place like Bumble's Green, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there is access.
- The findings are written up with photographs and recommendations and emailed to you.
Getting ready for the survey
- Mention any parking restrictions on your street
- Keep pets inside or away from the areas we are looking at
- Agree roof access with the managing agent if it’s shared

What you can safely check yourself
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Flat roof surveys in Bumble's Green: local notes
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Older buildings in Essex often have clay tiles and weatherboarding, alongside plenty of post-war and newer estates. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Whatever the street in Bumble's Green, a roof costs least to look after when faults are caught early.

Your questions about flat roof surveys in Bumble's Green
Is my home in Bumble's Green listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you carry out roof surveys in Bumble's Green?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
How much does a flat roof survey cost in Bumble's Green?
Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.
What happens next?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
What types of flat roof do you survey?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.
Useful tips for Bumble's Green property owners
You don’t need to be a roofer to help. What helps most:
- Keep people off the roof unless they need to be there
- Keep clear of rooflights and fragile roof sheets
- Clear roof outlets and gutters each autumn
- File the paperwork for the roof and any repairs
After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
What this survey cannot tell you
A survey is a close look at the flat roof, but it cannot do everything. The main limits are:
- The condition of the deck or insulation hidden under the covering
- Parts of the roof that aren’t safe to walk on or view
- Structural calculations, which need a structural engineer
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.
What we look at
- EPDM rubber
- Felt flat roofs
- Upstands and outlets
- GRP fibreglass
- Single-ply membranes
- Mastic asphalt
Roof by roof
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.
What we are asked to look at in Bumble's Green
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.
Look out for signs like these:
- Splits, cracks and crazing
- Water getting in at rooflights
- Ponding water that doesn’t drain away
- Edge trims that have lifted or split
If you let a flat or house near Broxbourne station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
