Independent flat roof surveys in Breach Barns

Flat roof surveys for homes and businesses in Breach Barns

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey felt flat roofs, single-ply membranes and mastic asphalt, and common reasons people get in touch are loose or cracked edge trims and blocked or damaged outlets.

Older buildings in small places like Breach Barns may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What affects the cost of flat roof surveys

Prices always include VAT. What changes the price is:

  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available
  • How big the roof is

For a price for your roof in Breach Barns, phone 07833 053749 or drop us an email and tell us about the roof. We will confirm the figure before booking.

Getting in touch

These details help when you contact us:

  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey
  • The address and postcode of the property
  • Any deadline, such as an exchange date

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Testing older roof sheets for asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • What’s under the membrane without opening it up

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Older rural homes like those around Breach Barns can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photos and our recommendations.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Make a note of anything you’d like us to look at
  • Make sure we can get to the back of the property

Booking a survey

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.

Advice

Different roofs, different checks

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Your questions about flat roof surveys in Breach Barns

Will you come out to Breach Barns?

We do. A small place gets exactly the same survey as a big one.

Is Breach Barns in the area you cover?

Yes. Our area covers London and the South East, and Breach Barns is part of that. You can call 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. We confirm the exact price before you book. For a price, call 07833 053749 or use the contact form.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What does the report include?

You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Can you test old roof sheets for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Flat roof surveys around Breach Barns

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own one of the older houses in the streets near Church of St Thomas, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Cheshunt station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Upshire Primary Foundation School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Look for standing water a day after rain
  • Keep clear of rooflights and fragile roof sheets
  • Check the outlets after the leaves fall
  • Have the roof looked at again after a severe storm

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
