Flat roof surveys for homes and businesses in Chafford Hundred

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We are often asked to look into failed upstands where the roof meets a wall and splits, cracks and crazing, on EPDM rubber, single-ply membranes and felt flat roofs.

In a smaller place like Chafford Hundred, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. A flat roof that still holds water days after rain is also worth a closer look.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Chafford Hundred questions

Is the coastal weather around Chafford Hundred hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Chafford Hundred is within about 5 miles of the coast.

Will you come out to Chafford Hundred?

We do. A small place gets exactly the same survey as a big one.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or email us.

Does a flat roof survey replace a RICS survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.

What’s the best way to book?

Just call 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Does the survey cover asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

What we look for on each type of roof

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Chafford Hundred, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared
  • Unlock side gates and any roof access doors

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or send us an email.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Ask whoever fits equipment on the roof to make good the covering
  • Note the date and type of any roof work
  • Check ceilings under the roof for damp patches
  • Keep people off the roof unless they need to be there

After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

What a flat roof survey looks like in Chafford Hundred

The coast is about 5 miles or less from Chafford Hundred, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For landlords with property near Grays station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Anyone responsible for a site like Tudor Court Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to All Saints' Church: flat-roofed rear additions and dormers added over the years are worth checking.

Chafford Hundred is about 1 mile north-west of Grays, in Thurrock. In Chafford Hundred, as across Thurrock, every roof gets the same careful survey. Across Thurrock, we cover Chafford Hundred. Our London page covers surveys nearby.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Hidden layers beneath the covering
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

Why act early in Chafford Hundred

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. Around Chafford Hundred, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
