What affects the cost of flat roof surveys

Several things affect the price of a survey:

  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Flat roof surveys for homes and businesses in Chitty

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. Typical surveys look at standing water left after rain and loose or cracked edge trims, across EPDM rubber, upstands and outlets and GRP fibreglass.

Older buildings in small places like Chitty may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Flat roofs in Chitty

Chitty is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Anyone responsible for a site like Chislet Church of England Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For landlords with property near Herne Bay station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Chitty is about 4 miles south-east of Herne Bay, in Kent. Anywhere in Chitty, we can come and survey your property, on a weekday, Saturday or Sunday. Across Kent, we cover Chitty. For surveys nearby, see our Canterbury page.

Signs you need a flat roof survey in Chitty

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

A survey makes sense if you’ve noticed:

  • Cracked or split membrane
  • Gaps at upstands and abutments
  • Outlets choked with leaves and silt
  • Failed seals around rooflight kerbs

The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof.

Questions to ask before you book

  • What they will not be able to tell you
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long they’ve been surveying roofs
  • Are they insured for the work?

What’s in a roof survey

What a flat roof survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment of the deck
  • An exact number of years the roof has left
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

Roofs we survey in Chitty

  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets

How it works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Chitty, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure pets are kept safely away

Advice

FAQs for Chitty

Does a conservation area affect roof work in Chitty?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Chitty?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does the survey cover asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we will say so and suggest what would help.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How many years has my flat roof got left?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

Practical tips

Small things make a difference. Some pointers:

  • Check the outlets after the leaves fall
  • Note the date and type of any roof work
  • Never stand on rooflights or fragile sheeting
  • Plan a survey before the covering reaches the end of its usual life

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
