Flat roof survey in Great Leighs: what you get

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please call 07833 053749 or use the contact form with the address and an idea of the roof’s size. We survey mastic asphalt, single-ply membranes and GRP fibreglass, and common reasons people get in touch are pools of water lying on the roof and signs of deflection in the roof deck.

Older buildings in small places like Great Leighs may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. The survey typically takes about one to two hours on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Great Leighs often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Leave side gates unlocked
  • Point out any leaks or damp patches
  • Keep pets in another room

Do you need a flat roof survey in Great Leighs?

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

It’s worth booking a survey if you’ve seen:

  • Upstands pulling away from walls
  • Outlets that hold water back
  • Signs of deflection in the roof deck
  • Splits and cracks in the covering

If you own a rental within reach of Cressing station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before booking any roof surveyor

  • Whether VAT is in the quoted price
  • How long they’ve been surveying roofs
  • Their report turnaround times
  • Which limits apply to the survey

What’s in a roof survey

Great Leighs: your questions answered

Is Great Leighs in the area you cover?

Yes, Great Leighs is within the area we cover. We survey roofs across London and the South East. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Does a conservation area affect roof work in Great Leighs?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you survey commercial flat roofs?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please phone 07833 053749 or use the contact form with the details.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Does the weather affect the survey?

Light rain does not usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Do you check flat roofs for asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Flat and commercial roofs around Great Leighs

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church like Church of St John the Evangelist are frequently among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings like Great Leighs Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Why it is worth a survey now in Great Leighs

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. For an older or listed building in a place like Great Leighs, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Different roofs, different checks

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
