Flat roof survey in Great Wakering: what you get
Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. Typical surveys look at failed upstands where the roof meets a wall and blisters and bubbles in the covering, on GRP fibreglass, felt flat roofs and upstands and outlets.
Outbuildings, garden rooms and garages in places like Great Wakering frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when you book, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
The survey, step by step
It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Being in a smaller place like Great Wakering does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We look at the roof from wherever it can safely be seen.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.

Common questions in Great Wakering
Is the coastal weather around Great Wakering hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.
How do I find out if my home in Great Wakering is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can you survey at the weekend?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or drop us an email.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Will the survey show why my flat roof is leaking?
Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How the survey changes by roof type
GRP fibreglass
A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Single-ply membranes
Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a proper look.
Flat roof surveys around Great Wakering
The coast is about 2 miles or less from Great Wakering, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 3.4 miles west lies Southchurch Hall, a reminder of how long the area around Great Wakering has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If your house is among the older ones in the streets near Church of St Nicholas, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Great Wakering Primary Academy, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

What we’re asked to look at in Great Wakering
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
Common reasons to book include:
- A sagging deck under the covering
- Blisters and bubbles in the covering
- Blocked or damaged outlets
- Upstands pulling away from walls
If you let a flat or house near Shoeburyness station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
