Flat roof surveys in Greensted Green

Flat roof survey in Greensted Green

We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. If you’re worried about blistering in felt or asphalt and a sagging deck under the covering, a survey will tell you what’s going on, on EPDM rubber, single-ply membranes and GRP fibreglass alike.

In a small place like Greensted Green, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

How the survey changes by roof type

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

Flat roof surveys around Greensted Green

With Hill Hall about 3.2 miles south-west, Greensted Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside plenty of post-war and newer estates. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If your house is among the older ones in the streets near Greensted Church, the joins between later flat roofs and the old walls are where problems usually start. For site and facilities teams at buildings such as The Ongar Academy, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Useful tips for Greensted Green property owners

Here are a few things we’d tell any owner:

  • Limit foot traffic on the covering
  • Treat rooflights and old sheeting as fragile
  • Keep outlets clear of leaves and moss
  • File the paperwork for the roof and any repairs

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

Questions from Greensted Green

Is my home in Greensted Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Greensted Green?

Yes, Greensted Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks usually begin, and photograph anything that could be letting water in. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about one to two hours at a typical home, or half a day or so for a commercial building. The written report follows by email.

What happens after the survey?

You’ll get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible.

What a flat roof survey doesn’t cover

Before you book, it’s worth knowing what a survey will not do:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • An exact number of years the roof has left
  • Testing older roof sheets for asbestos

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • Upstands and outlets

What a survey costs

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it’s a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Anything about access we should know
  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Why act early in Greensted Green

Flat roofs can’t normally be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it will not come as a surprise. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere like Greensted Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.
