Flat roof survey in Navestock Common

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about blisters and bubbles in the covering and outlets that hold water back, we can find out what’s behind it, on GRP fibreglass, single-ply membranes and upstands and outlets alike.

In a small place like Navestock Common, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

The survey, step by step

Once we’ve finished looking, we write up our findings as a report with photos, emailed to you. As for time on site, most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Navestock Common, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Note where any stains or damp appear
  • Find any records of previous roof work
  • Keep pets in another room

What a good roof survey covers

Why get it checked now?

Flat roofs can’t normally be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • Surveys seven days a week
  • Thermal imaging and drone inspection where they help
  • Professional indemnity and public liability insurance
  • Drone flown under a CAA Flyer ID and Operator ID

What this survey cannot tell you

Before booking, it’s worth knowing what a survey won’t do:

  • The condition of the deck or insulation hidden under the covering
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Fragile surfaces, which we do not walk on

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

What we look at

  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs

Before and after the survey

Here are a few things we’d tell any owner:

  • Keep outlets clear of leaves and moss
  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains
  • Have the roof looked at again after a severe storm

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

Navestock Common: your questions answered

Do you cover Navestock Common?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Navestock Common listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you give a life expectancy for the roof?

We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

What affects the price in Navestock Common

Prices always include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone
  • How big the roof is

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
